New Homes for Sale in Fort Lauderdale, FL and Broward
If you're a prospective Home Buyer who's interested in purchasing a new home, then you're probably wondering what Ft. Lauderdale's and Broward County's New Home Market looks like.
Compared to resale inventory, Broward County does not have a significant supply of new Single Family Homes being built or actively listed for Sale through Brokers. Of the more than 15,000 Broward Single Family Homes listed for Sale through Brokers, only 494 of those are listed as having Construction dates of 2007 and later. A number of Homes built in 2007 have not yet been occupied so are still new (some 2006 Homes are new as well, but a much smaller number, so I didn't include them here).
The new Homes listed for sale range in price from $112,000 - $17,950,000. The $112,000 Home is located in the Ft. Lauderdale Subdivision of Washington Park, a newly redeveloped Community. The $17,950,000 Home is a Hillsboro Beach Oceanfront Home located on Hillsboro Mile.
WHAT ARE NEW HOMES SELLING FOR?
In the past 6 months, 80 Single Family Homes with Construction dates of 2007-2008 were sold through Brokers with FINAL PURCHASE PRICES (NOT List Prices) of $150,000 - $3,300,000 compared to 4,714 Single Family Homes sold that were built prior to 2007.
WHERE ARE THEY LOCATED?
These Homes are located in several Broward County Cities including Ft. Lauderdale, Coconut Creek, Dania, Cooper City, Coral Springs, Davie, Deerfield Beach, Hillsboro Beach, Hollywood, Lauderdale by the Sea, Lauderdale Lakes, Lighthouse Point, Miramar, Oakland Park, Parkland, Plantation, Pompano Beach, Southwest Ranches, and Weston.
The Subdivisions include, but aren't limited to, Windmill Reserve, Windmill Ranch Estates, Sutton Ranches, Landmark Ranch Estates, Bella Flor Parkland Golf, Blackhawk Ranches, Coral Key Villas, Coral Ridge Country Club, Coral Ridge Galt, Dolphin Isles, Estada, Florida Fruit and Lands Company, Flamingo Road Estates, Golden Isles, Gould Island, Grand Oaks, Harbor Beach, Harbor Village, Hawk's Landing, Heron Bay, Hillsboro Beach, Hillsboro Mile, Hollywood Lakes, Kapok Grove Estates, Lakeside Village at Davie, Lake Placid, Las Olas by the Sea, Lauderdale Beach, Lauderdale Harbors, Lighthouse Point, Nurmi Isles, Parkland Golf and Country Club, Pine Tree Estates, Plantation Acres, Pompano Shores, Rio Vista, Rio Vista Isles, Silver Shores, Stonebrook Estates, Stone Creek, Sunset Falls, Sunshine Ranches, The Cove, The Landings, Venetian Isles, Victoria Park, Washington Park, and Woodbridge Ranches.
DOES NEW = PERFECT?
No. New Construction doesn't necessarily equate to perfect Construction. New Homes are completely capable of defects and of failing their Building Inspection.
OTHER TYPES OF NEW HOMES
Within Broward County, there are more new construction Condos than there are Single Family Homes. There are 1,280 actively listed Townhouses, Condos, Villas, and Co-ops for Sale with Construction dates of 2007- 2008 (aside from units actively listed through Brokers, there are also units that are available for sale directly through Developers).
If you're completely new to the idea of Townhouses, Villas, Co-ops, and Condos, you might be unaware that the majority of them are governed by Associations that charge monthly or quarterly Maintenance Fees. Examples of items that are often covered by Maintenance Fees/Association Dues include Lawn Maintenance/Landscaping, Recreational/Sports Facilities, Clubhouse Membership, Pest Control, Exterior Building Maintenance, Exterior Insurance, Security, Trash Removal, Elevators, Cable, Water, Pool Service, Laundry Facilities, and other Amenities. Note that some Single Family Homes are governed by Homeowner's Associatons which charge monthly or quarterly fees for Amenities, however, this is the case with far fewer Single Family Homes in South Florida than Condos, Townhouses, Villas, and Co-ops.
