Kauai real estate inventory continues to increase--is a breather in sight?

The updated Kauai real estate inventory chart is presented below.  The 3+ year climb may have resumed as shown in the chart.  The dip in early November was hopeful but as I always say "one month does not a trend make".  Nevertheless, we may be starting to flatten out and another few months will give a better picture on that.  Unfortunately, the Koloa/Poipu area on Kauai's south shore continues to climb without a break.  This is likely because of the high concentration of condos in Poipu which normally attract mainland buyers.  Those buyers have been conspicuously absent, both as measure in real estate sales and in tourism.  Todays lower prices and ultra-low interest rates should start to make some of these properties irresistable.

Hi Bill,

As unbelievable as it is, we're having a big "sale" on homes in paradise and the're more to pick from than ever. 

I had a Canadian client purchase a lot on Kauai recently and would be pleased to have others to work with.  While I'd like to reciprocate, I have yet to have anyone looking for a place in Canada.  People who come here usually want to stay unless they lose their job and need to go back to the mainland.

Hi Ann - It will be nice to put real estate aside for a bit while I feast on blackberry pie!  I'm looking forward to the recipe.  I'm really not helpless in the kitchen but normally choose not to do much cooking/baking for myself.  I'll get geared up as soon as I have the new recipe!  Thanks so much!

Hi Richard; Carmel itself isn't too bad.  More inventory than usual of course. Prices aren't taking as much of a hit as other areas. If a buyer wants it badly enough - they pay the price.  Lower end in Carmel ($750,000 +/-  ) is taking more of a hit. Hey we didn't have a "lower end" for awhile there as there was almost nothing under the 1 million mark!  The rest of the Peninsula (except for the REO's in Seaside) is taking more of a hit.

I guess the good news is that at least you are in Kuai, our chart looks very similar here in scottsdale AZ, but Again, at least it is 60 degrees on X-mas
