The condo stats comparing Ballston, Clarendon and Virginia Square neighborhoods in Arlington, though the third quarter of 2014 are below. Some interesting facts from the third quarter data is that in Virginia Square and Ballston numbers are up from their third quarter 2013 numbers. All three neighborhoods sales were for 99% of the list price, there were more sold condos in the third quarter than the second quarter of 2014 and the price per square foot is up in Virginia Square and Ballston from the second quarter 2014 numbers.

It will be interesting to see if the Red Top properties in the Clarendon neighborhood of Arlington get sold and what will be developed on the land.  From the ARLNow article, it sounds like two apartment buildings might be developed on these sites. Does the Clarendon neighborhood really need two new apartment buildings as two new apartment buildings have gone up in the last year in Clarendon (Garfield Park, Beacon), three new ones in Court House and three new ones in Virginia Square.  It is still early and these are prime sites, so it will be worth watching to see what happens.

New retail, yoga, restaurants coming to Clarendon. It looks like the new building at 3001 and 3003 Washington Blvd, in the Clarendon neighborhood of Arlington, is finally complete and street level retail is starting to fill in. Some of the signs for retail tenants that are up include, a sign for Down Dog Yoga on the Garfield Street side of the building. Next door to the Yoga studio is Pure Barre, which recently opened. At the corner of Washington Blvd and Highland St N is a sign for Cherry a Blow dry bar. At the corner of Garfield and 11th St N, is a new restaurant, Bowl'd. Like to watch planes, trains and automobiles?  Hikers, bikers and boaters, too!  Visit Gravelly Point Park in Arlington, Virginia.     Gravelly Point Park, in Arlington, Virginia, is located just north of Ronald Reagan Washington National Airport.  It can only be accessed by automobile by heading northbound from the airport on the George Washington Memorial Parkway, but the Mount Vernon Trail runs alongside the park so it is easily accessed by bikers, joggers and walkers.   Its unique location just a few hundred feet from National’s runway makes it one of the best spots in the country for airplane watching.  The park also has a great view across the Potomac River of Washington, DC and the Capitol Building, the Washington Monument and the Jefferson Memorial are visible in the skyline.  1...

In July of 2014 there were 278 homes sold, down 5% vs. a year ago with 635 active invetory, up 41% from a year ago.  The median sales price for all house types is $555,000, up 6% over the last year, and days on market is 33, up 50% from a year ago.  There were 353 new listings, up 9% compared to Juy 2013 and 237 contracts, donw 17% from a year ago.  The sold price vs. list price remains the same at 99% and there is just 2.3 months supply of homes but compared to 1.5 months supply in July 2013, that is an increase of 49%.     While these figures show an increase in inventory and days on market, the fact that there is only a 2.3 months supply of homes means that this is still a Seller's market.  Buyers in popular Arlington neighborhoods may still expect to be one of multiple offers on a p...

Most Arlington Public Schools open Tuesday, September 2nd, 2014  for students in grades Kindergarten through 12.  VPI and Pre-K students began Wednesday, September 3rd.  The Columbus Day Holiday falls on October 13th giving all students a long weekend, and elementary school students have parent teach conferences October 9th and 10th so there is no school.  Middle School parent teacher conferences are on October 10th so they also get an extra day off.  The Veteran’s Day holiday is Tuesday, November 11th so it does not create a long weekend this year. Martin Luther King’s Birthday and a Teacher Work Day give students a four day weekend January 19-20, and President’s Day February 16th, and Memorial Day May 25th create long weekends as well.  Thanksgiving break begins Wednesday November 26...

New places to eat coming to Northern Virginia: Tysons Corner is getting Virginia's first Shake Shack. Shake Shack will be located in the new Plaza at Tysons Corner Center, just a short walk from the new Silver Line. Ballston is getting Pizza Vinoteca, a New York pizza restaurant, that will open in September. Pizza Vinoteca will be located at 800 N Glebe Road in Arlington, the same building as Mussel Bar. Guests will be able to order off iPads and for take-out there will be a ticker so guests will be able to monitor the progress of their order. This year has brought a lot of change to my life. The biggest one is that my mother and grandmother moved here to Northern Virginia from Arkansas to be closer to my husband, kids and me.   They got here on September 24, and it has been such a pure delight to get to see them several times a week, rather than twice a year.  We've made up for quite a bit of lost time.  They've seen both my sons play in their soccer and football games, we've enjoyed many dinners, lunches and simple visits together. They've hosted my boys for play dates/babysitting and been able to spoil them rotten just like grandmas love to do.  My family has a big hole in it since my father's passing in May 2010.  Bringing us all together has helped patch that gap a bit, and together, we feel as though he is smiling down ...
