Yesterday was a busy day.  Since the listing I have been getting up at 5 AM.   I have been trying to get a refugee family approved for a mortgage for a few weeks.  I think they would have qualified last year but the prices are up.  
The first problem is the language barrier.   The best English speaker is their 15 year old son.   The father actually speaks some English and I can usually communicate.  I tried finding a loan officer who spoke Swahili but that didn't work.   My loan officer is dubious.   She will meet with them but probably more of a … (1 comments)

About 3 years ago I saw a cool piece of property on the Meridian/Nampa border.  It was 6 acres.    It had a cool hand built log cabin and a shop.    The zoning was bad.  Only 1 house every 5 acres When I called Ada county they told me in it was in the jurisdiction of the city of Meridian.   The city of Meridian said that it was unincorporated and they had no intention of doing anything about the zoning until it was incorporated.  The buyer vanished without seeing this cool property that met all his needs.

I have a lead generating service.   Yesterday I got a call from an older lady.  She was excited.  She had just sold her home and was calling on a mobile home on a rented lot.  That particular one was pending.  She did not know about lot rent.  I found out she did not have the money for a mortgage (although I might have her look into it).   She has until April 1 to move.

Here in the Treasure Valley of Idaho we have a scarcity of homes.  In Ada county we have a 15 day supply of homes.  The prices our rising quickly.  Many of my buyers are being priced out of the market.  They are being squeezed for rent and do not make enough to qualify for a home.   I have always liked getting people into their first homes.  I have two buyers who are older.  Last year it would have been easy this year it is not.  I have lived here since 1991.  Homes have always been affordable now I realize I could not … (11 comments)

I have a great listing.  I checked the map and it in the rural development area.  Why is this important?
 
It means that buyers can purchase this property with a rural development loan.   What is so great about that you may ask?  How does zero down and no private mortgage insurance sound?  Sounds pretty good to me.   I worked with my loan officer to double check.   There are income guidelines but they are not to limiting.  So instead of going FHA with a PMI of $150 or more per month you can be in the home for less.  You can … (0 comments)

In October of 2011 I showed a house for a buyer.  The owner was home.  She is a lovely lady who developed breast cancer.  She was paying her mortgage until she couldn’t work because of the cancer.  Aisha is a single mother who now has a reasonable job.   She tried to get a loan modification but her bank wouldn’t talk to her.  They tried to tack on all sorts of fees and call it a loan modification. We just had to reject a counteroffer....  The house is a bit overpriced and my buyer needs closing costs....  I will tell a tale about two ex'es who could have made a difference.......First we will talk about today's offer....
We offered a little low...A fair price but not a great price....The agent informed me that at the price and conditions of the offer the seller would have to come to closing with $8000.  She wouldn't be willing to do that...  I don't mind for my buyer but the house is at least $5000 to high for the market. Thanksgiving is coming and 2 of 3 sons are coming home.  The eldest is in Beijing and he and his GF are going to celebrate with peking duck... The middle one has been in Cambridge for the last four years and is now at RPI for graduate school and is coming home....The youngest is at a freshman at a liberal arts college near home....

If you have a job (doesn't have to be a good one)....Nothing in collections.... Reasonable credit....I can get you into a house cheaper then your rent....
This is a situation that didn't exist during the run up of prices in Boise....Landlords are forced into a high rent because they have a high mortgage and have double taxes to pay off....  Every home I sold lowered the renters payments significantly and they now have pride of ownership.  The rates are great.... namI have been working on a short sale with Wells Fargo and First Tenn.   The first mortgage is at $187K with Wells Fargo, the second is $68K with First Tenn....  My client is now 4 months behind in payments.  We had a good offer at $185 K.  The Wells Fargo appraisal came back at $198K and the BPO from First Tenn. came back a month later at $190K. 
Wells Fargo took 2 months to deal with the short sale and first rejected it because they felt that they were entitled to 100% of value in a declining market.  The negotiator never … (2 comments)

The Boise real estate market is doing better then most of the country.  Sure houses have been sitting on the market longer than used to but we haven't had a dramatic price drop.  Still we have deals here if you qualify for a mortgage.  Here is a secret 90% of the people still qualify.  It's only the ones with real credit issues that can't qualify.  We have more foreclosures but its not like other places.

With great trepidation I started turbotax

for home and business.  A lot of me thinks I should hire an accountant because my taxes are getting very complicated.  I have my real estate business, 2 rentals, a flipper, a husband (with a normal salary), a stock  sale, dividends, , 3 kids, two of which are in college.  I wish I hadn't had to sell the stock but I needed the money to buy the flipper.

Any advice I am currently negotiating with banks on behalf of two different clients.  Both clients have good to excellent credit and up to date on their payments.
 
Client number 1    not my actual client.
    Nice old man who is 81 years old with COPD.   Needs an inhaler every time he needs to use the stairs or packs a box.  He just remarried his ex-wife last December.  He is an inventor who has lost $180K last year.
 
Problem:
