endre barath: Observations about progress and political correctness... - 12/05/23 10:37 PM
This post was inspired by Kathy Streib  post about being politically correct when it comes to Happy Holidays and Merry Christmas.
As most of you know I love to cook, and I will speak my mind without jeopardizing potential clients. My honest conversations are appreciated by potential clients when it comes to buying land in the greater Los Angeles Area.
Well, my mother bought probably fifty years ago Uncle Ben's rice and loved it. She kept the container and after my parents passed, I kept the container and use it for my utensil holders.
Talk about ironies in life most of you know that … (46 comments)

endre barath: Observations from a Beverly Hills Realtor: Endre Barath,Jr.... - 12/04/23 11:07 PM
As we count down the final days of 2023, I wish you peace and enjoyment as we enter the holiday season.

While most focus on the holidays, savvy buyers and sellers continue to watch the economic reports to gauge what the Real Estate market is doing.  With interest rates now hovering between 6% to 6.75%, potential buyers have once again been given the potential to purchase homes that a few months ago seemed out of reach. A drop from 7.5-8.0% makes a significant difference to a buyer's purchase power.

In more news, the Federal Housing Finance Agency (FHFA) has announced that the loan … (30 comments)

endre barath: So What can you build on this vacant lot?..... - 12/02/23 11:23 PM
I often get asked “So what can you build on this lot?” or statements like “This lot is not buildable.”
I smile and just shake my head and take the trouble of advising the potential buyer or the potential buyer’s agent to reach out to a savvy hillside architect and they will help and will be pleasantly surprised at the answer they get.
Some listen, others just move on. Today, I ran into a post that happened to share this Los Angeles Times Article. I enjoyed reading it and it just confirmed what I have been saying for the past 26+ years. Please … (20 comments)

endre barath: Truffle Infused Pasta with Clam Sauce a recipe by Endre Barath,Jr... - 12/02/23 10:14 PM
Truffle Infused Pasta with Clam Sauce a recipe by Endre Barath, Jr a Beverly Hills Realtor...

As most of you know I read many recipes before I create my own version. The Traditional Pasta with Clam Sauce from Italy is with Spaghetti and white clam sauce.
Gratefully I have many Pasta cookbooks. I used a combination of old traditional Italian recipes with a more modern version Pasta Modern: New and Inspired recipes from Italy and I bought it up to the next level.
I am a firm believer that the ingredients make a huge difference. If you cook with top-of-the-line pasta it makes a … (15 comments)

endre barath: My fourth Gratefulness Post for November, thank you Debe Maxwell... - 11/30/23 09:23 PM
Thank you, Debe Maxwell, CRS , for inspiring me to write these gratefulness posts. I was not sure if I would be able to do all four, but I managed to get it done. Thank you again.
Now with that said, I am so grateful for being in such a good place financially, that we can afford a great deal of luxury when it comes to cooking and eating gourmet food, to name one subject.
Just as a background, I have managed to collect, as most of my regular readers know over 190 + cookbooks in the past 29 years. Some were gifts from … (22 comments)

endre barath: Market Snapshot of Hancock Park section of Los Angeles... - 11/25/23 10:00 PM
I seldom write market reports, nevertheless I keep a close eye on about 15+ zip codes. one of them being 90020. More affectionately known as Hancock Park.
Hancock Park has about 1,200 homes within the boundaries of Wilshire Boulevard on the south, Melrose Avenue on the north, both sides of Highland Avenue on the west and both sides of Rossmore Avenue on the east.
Sat Nov 25 2023This week the median list price for Los Angeles, CA 90020 is $9,995,000 with the market action index hovering around 35. This is about the same as last month's market action index of 35.
The market continues … (5 comments)

Hope you had a fantastic Thanksgiving today and all the dishes are done and now you are ready to start the day fresh.
I am so grateful our dinner turned out perfect and my loyal fans love it. Nothing wrong with a little planning ahead and creating a nice dinner.
Now my next thought is what to make with the leftovers:) BTW this was a 10.8 lbs. turkey.
I am thinking sandwiches tomorrow? and Turkey Soup Saturday? What are your thoughts?

Well it is almost Thanksgiving: do you have a favorite butternut squash recipe? I am just curious since Diane loves it and when her mother was alive, she never gave the recipe, because it was always: well, boil it, add some butter and mash it:)

Would love to see what your recipe consists of if you make it:))
Diane tasted mine tonight and I made differently from previous times and she was not exited hence my question:)

endre barath: Motivation Monday: quotes from Julia Child... - 11/20/23 10:52 PM
Motivation Monday: quotes from Julia Child... since Thanksgiving is right around the corner, I thought I would take a few minutes and share some of Julia Child's thoughts.

"...Food like the people who eat it, can be stimulated by wine or spirits. And, as with people, it can also be spoiled..."

"...No One is Born a Great cook, one learns by doing..." this reminded me of Real Estate and Realtors:))

"...Find something you're passionate about and keep tremendously interested in it..." go figure this reminded me of Real Estate again."...Cooking takes all of your intelligence and all of your dexterity. It's always creative, It's … (25 comments)

endre barath: Speechless Sunday: Thanksgiving is right around the corner... - 11/19/23 09:19 PM
Speechless Sunday: Thanksgiving is right around the corner.
Just to be clear one of my favorite Holidays is Thanksgiving. I believe it is truly the American Holiday. Sadly, I have seen over the decades that everywhere Thanksgiving is pushed into the background.
The rest of the Holidays are being pushed in front of it. Personally, I do not decorate for Christmas until after Thanksgiving. Instead, I decorate for Thanksgiving.
Ironically, we have been going through phases where people could not say Merry Christmas because it was more 'politically correct' to say, "Happy Holidays" Really???
Anyway, now with that said today I started the Thanksgiving Decorations. … (20 comments)

endre barath: Are there Four Seasons in Southern California? - 11/18/23 10:14 PM
This question is often asked by potential relocation clients who have never been to the greater Los Angeles area. Having personally relocated from Boston, MA I keep telling everyone that we do have four seasons.
I get skeptical looks in person, or detailed pauses on the phone and at times sarcastic comments back on Social Media platforms when I mention this message.
The key difference is we have milder seasons. The temperatures are not as harsh as in other parts of the country.
Do we have foliage changes? Absolutely is it as colorful as in CT., MA, NH, or Vermont? Not really but we … (21 comments)

endre barath: Quick stop at Canters Delicatessen, Bakery & more... - 11/17/23 09:44 PM
Yesterday I went to Canter's, a well know Jewish Deli in Los Angeles.  Just to be clear, when I am near it, and conducting Real Estate I make it my time to stop and get some delicatessen or desert and have been doing it for the past 26+ years.
A little history, The Canter family originally opened a deli in Jersey City, N.J in 1924 and came to California after World War Two around 1948.  Since the Fairfax District of West Hollywood has been predominantly consisting of a larger Jewish population, they decided to move and open a Deli there.
Then after their … (24 comments)

endre barath: I am so grateful for my clients who allowed me to get this award... - 11/16/23 09:06 PM
I am so grateful for my clients who allowed me to get this award. As most of you know I am a workaholic. When I am not working, then I am cooking or shopping for the next meal and when I am not cooking then I am on Active Rain.
Thank you Debe Maxwell, CRS  to inspire me to write a gratefulness post. As I mentioned I could be writing these posts every day. Now with that said, I received an email from our Office, and they wanted to Congratulate me for a job well done.
Well in all fairness I seldom go … (27 comments)

endre barath: Wordless Wednesdays: Interest rates make a difference.... - 11/15/23 10:07 PM
Wordless Wednesdays: Interest rates make a huge difference, what a buyer's power is when it comes to purchasing a home. Now with that said please look at the photo. If you have monthly $4000.00 disposable income for purchasing a home, look at what a huge difference interest rates make.
When the interest rates were at 3.25% you could have bought a home that was listed for $1,148,750.00 now if you have the same $4000.00 and the interest rate is at 8% you can buy a home for $681,250.00 a huge difference. Clearly it affects the affordability of a buyer.
Now if you want … (24 comments)

endre barath: Have ever tasted a Pomegranate? If not you need to try it... - 11/14/23 10:14 PM
One of the hardiest, most impressive, and simply delicious fruits is the Pomegranate. I never had it until we came to Los Angeles and now not only am I but so is Diane, we are addicted to it. The other day I bought two Pomegranates, and I could tell Diane was keeping an eye on when I will serve it.
When I did, she said "about time":)   the Pomegranate is light red and utterly delicious fruit. I remember one of our midwestern raised friends came over when I served it she was a bit hesitant. Once she tasted it there was another … (30 comments)

endre barath: Monday's Observations: Frankenstein Revived... - 11/13/23 09:30 PM
Monday Motivations & / or Observations: Frankenstein Revived... 'Frankenstein or The Modern Prometheus' a novel written by the English author Mary Shelly which tells the story of Victor Frankenstein, a young scientist who creates a creature in a scientific experiment.
If you have not read the book the premise is that modern science, stripped from the constrains of ethics and morals and nature will end up creating monsters.
Does this sound familiar? My point being, need to read history, learn from history and read historical novels, because if you do not you are going to be left behind and you do not understand … (24 comments)

endre barath: Thank you Debe Maxwell, CRS for the inspirations to write another.... - 11/12/23 09:23 PM
Thank you Debe Maxwell, CRS  for the inspiration to write another grateful post, this being my second in the past twelve days.  As I reflect, I realize I could write a book not a post; I'm sure I'm not alone in my thinking on this, particularly if we take a minute or two to look around us.

I'll begin with my parents who instilled in me a strong work ethic, morals and principles.  As new immigrants who arrived in Austria from Communist Hungary, we shared stories and reminisced about places we lived, restaurants at which we ate, people we left … (17 comments)
