advice: How Do we Fix the Problem of Reality? - 07/19/13 03:13 AM
How Do we Fix the Problem of Reality?
This morning I was on Facebook.  I'm connected with many other professionals there.  Many of them are from ActiveRain.
One of those AR professionals is  Charita Cadenhead, Keller Williams Realty,  in metro Birmingham, AL.  Charita's a jewel and has become a favorite of mine.  I just love her spirit and outlook.  Today Charita wrote on her FB timeline,  "There doesn't always have to be someone to blame when things go wrong. Sometimes stuff just happens."
Whew ... did she hit a chord.  That darn reality!
Just the other day, I … (53 comments)

Don't listen to the noise or static around you.

Make wise CHOICES based upon the facts contained within
YOUR personal mortgage financing scenario ...

      Choices ...

They exist in every walk of life.  They come in big and small sizes, with big and small consequences.  And they arrive on your doorstep during almost every second of your day.             While Home Buying, you most certainly confront many CHOICES throughout your mortgage financing process.  From beginning to end, you are asked to … (6 comments)

advice: Searching For Your New Home Alone? Really? Think it Over ... Pt. 1 - 05/11/11 01:08 PM
Searching For Your New Home Alone?  Really?  Think it Over ... Pt. 1                     Are you presently contemplating ... or actively seeking ... a new home to buy?  If so, you are not alone ...        An article offered on May 5th, 2011 on  SmartMoney.com (written by Annamaria Andriotis) states that the above is indeed true.  More Americans ARE presently out looking for homes to purchase. YOU are not alone in your housing search.             But the article goes on to state that you may also be a portion of another growing statistic ... homebuyers actively searching for their new home … (2 comments)

advice: When the Identity Thief is Mom or Dad ... What Do You Do? - 04/25/11 02:50 PM

I've seen the topic written about often.  Real estate agents and mortgage lenders expressing that they are called upon to perform duties outside and beyond those typically associated with their professions.
Real estate agents helping clients out in emergencies.  Walking dogs.  House sitting for repair appointments.  Mortgage Lenders performing counseling of all types.  Helping with financial planning, budgeting, and cleaning credit mishaps.  Both real estate agents and mortgage lender hand-holding and providing a sympathetic ear on family issues, jobs, money, repairs, more.
Most real estate agents and mortgage lenders don't even blink when faced with performing these tasks. For … (12 comments)

advice: IF YOU'RE A FIRST TIME BUYER & LOOKING FOR ADVICE .... READ THIS! - 02/06/10 09:16 AM

Many times I am asked by young or first-time buyers what my #1 piece of advice for home buying is.  They are surprised to hear my response to that question, because I say something that they probably don't hear from many lenders  ...
     Don't Buy a Home!
     What??????  Blasphemy!

Once I have their attention, I clarify my statement ...
     I tell them ... Don't Buy a Home ...

Just because a tax credit is presently being offered! Just because a tax credit runs out soon!

The timing is not good for you to … (40 comments)

advice: Forget the Rules of the Past ... It's a Brand New Ball Game! - 03/16/09 08:26 AM
With the onset of better weather, there seems to be a renewed buying interest.  Other incentives, such as more affordable housing prices (especially for first-time buyers), economic stimulus measures (the Fed's income tax credit that can be up to $8,000 for qualified buyers), interest rates hovering in the 5% to 5.5% range, and seller's, banks, and lenders willingness (and neediness) to get homes sold, have also contributed to this upswing in recent activity.  The last area mentioned here ... sellers of all types ... is where I wish to focus your attention.
During conversations with both realtors and prospective home buyers I have heard the lament, "Banks, FHA, Fannie/Freddie, HUD, and sellers will … (0 comments)
