marketing tips: As a Marketer and Professional, your target client should be close to home - 07/06/10 06:15 PM
As a Marketer (which you are) and a Real Estate Professional your target client should be close to home!

One of the greatest reasons a sales person does not succeed (especially in todays market) is that they try to market to the WORLD. You do not have the resources to effectively market the world and therefore you must pick the targets that are the most effective. There is no target more effective than your close personal contacts.

Why are personal contacts so effective? Selling is a relationship business. This category of contacts is comprised of those with whom … (5 comments)

marketing tips: It's part of your first impression... make it a good one! - 09/22/09 03:55 AM
Every day we meet people. Some are new, where as others you've known for years. Each time you meet someone, typically you greet them with a handshake. What does your handshake say about you?
One of my biggest pet peeves is a weak handshake. You know the one where if feels like you are shaking hands with a noodle. When I extend my hand for yours, I am looking for a firm shake. Not something overbearing, but certainly not just your fingertips. If I meet you for the first time, I'll certainly judge you right away based on the handshake. I'm … (53 comments)

marketing tips: The 'Call To Action!'.. Are you doing this? - 08/20/09 05:14 PM

I'm in the process of revamping my mortgage website... and when I say 'revamping', I'm actually talking about ideas, designs, etc. but have not made the changes YET. During this process, I've solicited quite a bit of feedback, reviewed examples, and really tried to see how I could create a bigger buzz on my homepage.
What I have found out from many people is that the number one mistake I am making is that I do not have a 'Call To Action'. Apparently its the number 1 mistake made with many websites and mailers. A Call To Action is what … (12 comments)

marketing tips: Are you spending your advertising money wisely? - 06/27/09 06:55 AM
I'll warn you now... this is a long post, but I certainly feel its worth the read.
This post came about when I received this ridiculous email and posted about it on Activerain. Clearly the person was not focused on his Target Audience. So, this post had been in the works for a little bit, thus making it so long. I tried to make it a little smaller by cutting out pictures. Some of you won't read it all the way because it has not pictures and that is okay too. The the rest of you, I hope you enjoy and … (7 comments)

marketing tips: Marketing... Are You Getting Your Fair Share? - 01/14/09 10:17 AM
We hear about homes being sold in and around our area all the time.  Last quarter there were thousands and thousands of homes sold.  In North Texas that is certainly true.  If you missed it, my last post was - 2008 Real Estate Recap in North Texas.  No matter where you live or what your farm area is, did your marketing efforts yield the return you expected?
Over the past few months, I have spoken with many agents.  Each of them said it use to be that you could simply mail a postcard to your farm area and you would get a half … (14 comments)

marketing tips: What is your definition of Insanity? - 12/03/08 03:02 AM
2008 has come and gone.  It is already December and we are planning 2009 marketing (if you have not done so already)

It is said that the true definition of insanity is doing the same thing again and again and expecting a different result.  Nowhere is this saying more true than in the application of our marketing plans.  Many of us deliver the same marketing pieces day-after-day, month-after-month, and even year-after-year.  We do not change our approach because either we are receiving some benefit or even though we are not receiving any benefit, we do not have time or expertise … (16 comments)

marketing tips: Would you like to list your house with me? - 12/01/08 09:39 AM
Assuming you  have read my previous post about Quality vs. Quantity, the production of quality leads represent only the first step in a process that should convert these leads into productive customers.  You must now be in a position to meet the needs of these prospective customers and persuade them to take action.  In sales, this is sometimes referred to as 'asking for the business'.  You can make the phone ring a thousand times, but if you do not ask for the business all the money and time you have invested will be wasted.
The process of asking is a bit … (7 comments)

marketing tips: It is not "How Many You Reach"... - 12/01/08 03:02 AM
My last post asked the question "Quality or Quantity?", which introduced the concept of Quality Leads.  It is important to note that the quantity of letters you send or calls you make is not important.  The quality of contacts you reach is more important.  It is more important to produce a large number of sales, not to see how many times you can make the phone ring.
As a matter of fact, if your marketing produces too many responses that are not of high quality, then your marketing may actually be producing negative results.  You will spend so much time trying to … (14 comments)

marketing tips: What's Your Focus - Quality or Quantity? - 11/25/08 02:05 AM
When I'm not posting about annoying songs or basketball tournaments , I post about Real Estate.  For those of you following me, you have read quite a few tips on marketing.  Most recently, I posted these two topics regarding your marketing efforts.  Most importantly, track your results, find your niche, and do not over do it.
For your marketing actions to work it is important to understand the differentiation between concepts of marketing and sales.  Sometimes the words are utilized interchangeably.  Though these concepts are definitely related in their application to business - they are also very distinctly different with regard to their … (14 comments)

marketing tips: You Can't Change the World in One Day.. - 11/19/08 04:58 AM
Because we tend to place marketing priorities on the back burner when things are busy, the game of catch-up puts us in a position of expecting too much, too quickly when we finally get around to implementing our marketing plans.  You have heard the age-old expression that 'Rome was not built in a day'.  This expression applies very much to your marketing actions.
Goals are achieved one step at a time.  The goals of marketing plans are no exception.  The game of catch-up is not congruent with the need to be consistent.  Too many times we have abandoned our marketing activities … (13 comments)

marketing tips: Not to sound like a well known credit card company, but... 'Whats in Your Calendar' - 11/13/08 02:14 PM
As 2009 gets close and 2008 comes to an endr, I am having to review my 2008 goals and achievements.  Luckily I do this each quarter, so its not as time consuming as it could be.  Not only do you need to review your goals, but also your marketing statistics.  What worked?  What didn't?
In order to prepare, I have been reading up on some marketing books which will help me fine tune my skills.  Even if I have read something a few times, it is still refreshing to hear it again.  Some of the key points I have been reading … (8 comments)

Here are a few ideas to get a testimonial that will "WOW" your next prospect:

marketing tips: Another Referral Opportunity... - 09/29/08 11:56 AM
Another Referral Opportunity… The Survey!

If top producers obtain the majority of their new listings from referrals, then one must learn to take every opportunity to set up situations in which you will be in a position to ask.  A perfect opportunity to ask exists with regard to the post closing survey.

A post closing survey is always a great idea.  Referrals come from those who have been given great customer service.  A survey tells the client that you care whether your service was top-notch.  If it was not, you can use the feedback to make adjustments in your … (12 comments)
