How has the pandemic affected San Mateo County real estate?
With all the uncertainty in the financial markets as well as real estate not being considered an essential service for many weeks, it's interesting to take a look at these statistics.
The Infographic above shows June 2020 compared to May 2020 for both single family homes and condos. Prices are up, and number of listings are up, for both homes and condos. Days on market hover around the one-month mark for both, signs of a strong sellers' market.

Knowing the inventory is an essential task of a real estate agent, and I often come across several properties each week that intrigue me, that offer something special and unique. This week is no exception.
I have written before about the Edwardian condo listing I have on Nob Hill, at 1561 Sacramento Street. That property is now in contract and the sale is on track to record tomorrow.

With views like these, and a Homeowners Association pool waiting to be uncovered by a push of the button and enjoyed, it's not surprising to learn that 274 Beachview Avenue, #18, in Pacifica has a pending sale and will close escrow on May 1, 2019. 
This sale occurred off market, before we listed it for sale in the multiple listing services. To better help my clients, I see a lot of properties every week, many in San Francisco. There always seems to be one or two special places and capture my interest and would provide great living for my clients.
Yesterday evening I took a look at an opportunity in a building I really like, The Landmark. Perched on a hillside on Russian Hill, adjacent to the lovely Ina Coolbrith Park, The Landmark has 60 condominium units stepping down the hill from Taylor to Mason street, on the staircase that is Vallejo Street (block too steep for cars!) and next to Broadway.

Even though it seems that inventory has increased, it remains hard to find a home to purchase in Belmont or San Carlos California. 
On our MLS today, Belmont has 20 active listings, 12 single family homes and 8 townhouses/condos. San Carlos has 23, 17 single family homes and 6 townhouses/condos.
I have a buyer actively looking for a 3 bedroom home in Belmont, or in the San Carlos area serviced by Carlmont High School where her children currently attend.

Last month I wrote about three Pacific Heights condos I toured one Tuesday. All 3 caught my eye for various reasons. Three very different sizes, price points and appeal, but all would provide good living.
Here's an update on the status of each.
1854 Vallejo - listed at $2,349,000; sold and closed escrow at $2,350,000 - they got their price. 1963-A Clay - Studio apartment listed at $549,000; sold and closed escrow at $702,500. (This type of overbid at this price level is common) 1818 Broadway - Listed by Faira for only $798,000 - it was withdrawn from the market after 50 days. … (8 comments)

Last month I wrote about a small condo on Russian Hill that I fell in love with, and talked a bit about some of the things that make living on Russian Hill so very special. Here's that post.
I've been tracking 1147 Filbert Street, just off the cable car route on Hyde Street. This Junior one-bedroom was listed at $649,000 and sold for $746,000.

It was a picture-perfect day a few years ago when I took a seaplane ride and we circled Pacific Heights, with Lafayette Park in the foreground.
Pacific Heights is a highly desired part of town, with a wide variety of housing styles, from mega-million mansions, to charming Victorian single family houses, condominiums and apartments.

San Francisco's Russian Hill is a favorite neighborhood of many. Here you'll find the Powell-Hyde cable cars climbing up, down and around; intimate dining choices; tree-lined streets, verdant staircases replacing streets in the steepest spots, and views. Oh, yes, the views -- of Coit Tower on nearby Telegraph Hill, North Beach, the downtown Financial District, the Bay Bridge, the Golden Gate bridge, the water. Typically, one starts with the basics: price range, number of bedrooms and parking needs and area of the city that appeals the most.
