advertising a listing: Hey Seller! The 70s Called, They Want Their Paneling Back :-) - 05/11/14 12:39 AM
The family I'm working with wants to live in or near Lake Junaluska just outside of Waynesville, NC.  The neighborhood should be like money in the bank for sellers...or so they think.  Doesn't it seem reasonable that all the seller should have to do is throw a sign in the yard and slam dunk, call it sold?  Well, yeah...sort of...as long as the seller has kept up with updating and routine maintenance since the 70s when most of these homes were built.  We only looked at two houses in Lake Junaluska last week but both suffered mightily from dark wood paneling … (51 comments)

advertising a listing: Is Realtor.com Still Relevant For the Real Estate Consumer? - 12/13/12 01:32 PM
Is Realtor.com as relevant and effective to the real estate consumer as it used to be? Year end is an excellent time for agents to review where they’ve spent their marketing dollars and to determine how to go forward. For several years, we’ve invested in the Realtor.com “enhancement” program. We’re starting to question the wisdom of continuing with them and wondered what other real estate professionals in ActiveRain think.
When we review the leads we receive from various websites, realtor.com lags far behind the others like our own website, Trulia, Zillow, Hot Pads, Homes and Land, Homes.com, Lands of America … (14 comments)

advertising a listing: Remove Shoes ... Booties Are A Seller's Cost of Doing Business - 12/02/12 12:27 AM
The subject of removing shoes before entering listings was inspired by a Joe Jackson reblog of an original Featured post by Pacita Dimacali. The premise of the posts and comments were mainly based on respect for sellers’ houses and acquiescing to THEIR wishes. To a point, I agree. Do I think it’s okay for sellers to request prospective buyers and their agents remove their shoes before entering their house? Sure, it’s their house. Do I think it’s okay to be apprised of this condition as we approach the house? No, I believe it’s deceptive not to have prior notice. Do I … (75 comments)

We love this listing at 504 Holly Hills Road in Sylva, NC , the address has a nice ring to it and we want to show it off in its best light...which turns out to be all light.   This house was built in 1985 when "going green" was still in its infancy, so this house was definitely ahead of its time.  The placement of the house guarantees harnessing the sun to help out with energy efficiency.  Built rock solid with great insulation, this house deserves to boast about the year round comfort.  Lots of windows not only ensures enjoyment … (15 comments)

advertising a listing: Sign Off ... Friday Fotos - 09/06/12 10:17 PM
To say I'm a trial to my office mates is probably accurate.  My mind is always on a dozen tasks at one time.  Leslie and the Office Manager do their very best to keep me on track, help me prioritize...remind me to return calls, complete CMAs, put out fires and pick up signs.  Picking up signs after selling a listing is easy and joyful, I never need reminding for those.  Since we rarely have sellers who don't renew their listings, those are a little harder to put on the front burner of my mind.     Leslie has been good to … (11 comments)

advertising a listing: Beautiful Balsam, NC Living Just Got More Tempting...82 Barrett Road - 08/26/12 10:32 PM
Living in Balsam, North Carolina just got better for some lucky buyers!  We don't often see the term "turnkey" used in real estate marketing much anymore and I'm not sure why that is but the house at 82 Barrett Road in the Balsam Valley View neighborhood is definitely a turnkey house.  Just bring your furnishings and move on in.  The sellers just reduced by $21,000!  A rock solid home in Balsam giving the residents equally convenient access to both Waynesville OR Sylva is now listed for just $189,000.  Unbelievable!   Leslie's flyer shows off many of the features beautifully and makes it easy to … (7 comments)

advertising a listing: Curbs Aren't Necessary for Great Curb Appeal - Friday Fotos - 06/14/12 10:03 PM
It turns out it isn’t necessary to have curbs to have great curb appeal. Good thing, most of the communities in our area of Western North Carolina may have sidewalks but no curbs.
Just because you don’t have curbs, do not neglect your curb appeal! You only get one chance for a first impression from the buyer. If your shrubs are haggard and ragged, your front porch unkempt and peeling, your flowers fighting to survive among the weeds and your obviously unused garden tools scattered about the yard then you are running the risk of either turning off the prospective … (12 comments)

advertising a listing: Bad Mapping and Lousy Directions Equals a Lazy Listing Agent - 02/27/12 08:38 PM

Maria Morton from Kansas City turned on the light bulb over my head this morning reminding me of a pet peeve…mapping listings and lousy directions. So, thank you Maria for your inspiration. She wrote a very cool post with a graphic of a map of Outer Mongolia and some poor seller’s house getting mapped in the center.
Sellers pay our commission and should feel confident that when their listing was entered into MLS, their agent actually checked to be sure the house was depicted in the true location and submitted clear directions. Most sellers never even look at their listings … (11 comments)

advertising a listing: Another Agent Used Me...What Do You Think About That? - 02/20/12 09:03 PM

Funny how this business works sometimes. Another agent used me and sent me a thank you text! What do you think about that?
The other day I was researching some properties to show a couple from Chicago on Thursday. One of the houses had an intriguing exterior and was in the right area but had no interior photos. This particular listing agent is usually pretty good about providing lots of photos so I emailed him for more information. I told him I was interested in showing the house but without having a clue about the interior I wanted him to … (66 comments)

advertising a listing: How Do You Market Your Listings? ~ The Public IS Reading ActiveRain! - 02/17/12 10:28 PM

A former client, now friend surprised me at the grocery store when she said “I just love reading your blog!”. She likes the mix…the personal, photos, localism, music and the “conversational” real estate posts. She reads it most days but rarely comments. I invited her to comment because I think the whole AR community gets jazzed to know that the general (and specific) public is reading.

Of course, that got me to thinking. Do most of us RAINMAKERS design our posts to be an end product for the public? In particular, what about our listings? Both Leslie and I … (16 comments)

advertising a listing: Does It Make Sense to Not Advertise Your Listing Price? - 11/17/11 12:06 PM

How does this make cents sense? I worked with a couple today looking at property in our area. They were utilizing our local printed publication, The Real Estate Buyer’s Guide.
They came across an ad of houses listed by one agency without any prices published. Our client asked why any company would do that. I told him that I had heard that there is a theory that if less information is published some companies feel that they stand a better chance of consumers calling the office.
Our client responded…lack of information would be one sure way to make him NOT … (13 comments)
