denver realtor denver relocation: Rent your Home Tax Free - 05/09/21 06:40 PM
There is a little-known provision in the tax code that allows homeowners to rent their principal residence or second home for up to 14 days a year without having to recognize the income.  In this situation, the taxpayer does not deduct the rental expenses associated with the income.
There is no restriction on how much you earn.  If your first or second home is in a desirable area where people are looking for short-term rentals, it could provide a windfall to the homeowner.
In cities where any big sports championships are played, there could be a market for a temporary rental of a … (0 comments)

The following are some questions you can ask your insurance agent:

denver realtor denver relocation: Will Points Make a Difference - 03/14/19 04:52 PM
Will Points Make a Difference Lenders typically quote mortgages at a market rate but can offer a lower interest rate loan if the borrower is willing to pay points up-front which is considered pre-paid interest.  These points are generally tax deductible for the year paid when the borrower pays them in connection with buying, building or improving their principal residence.
A point is one-percent of the mortgage amount.  A lender will quote a lower-rate mortgage with a certain number of points.  There is not a standard amount; it is an individual company policy.
A simple comparison of the two alternatives based on the borrower's … (0 comments)

denver realtor denver relocation: When It's Important...Find the Facts - 02/13/19 07:27 AM
When It's Important...Find the Facts2/13/2019 Most parents don't put a lot of credence in the statements "Everyone is doing it" and "No one does that anymore." They'll dig a little deeper and get the facts of the situation.  Interestingly, when it comes to buying a home, similar common myths continue to prevail surrounding what it takes to buy a home.
One of the most common myths is that it takes 20% down payment to get into a home.  Certainly, an 80% mortgage might have the most favorable interest rate. It won't require mortgage insurance and qualifying requirements might be a little less but there are … (3 comments)

Planning to go to the Masters next April 2-9th and don’t have a place to stay. Each year, there are homeowners who rent their home for a big premium during the Masters because hotels are in short supply and demand for private homes is up.
Homeowners go on vacation and make tax-free income while temporary tenants rent their home. Homeowners can benefit from a little known provision in the tax code that does not require taxpayers to recognize the income derived from renting their home for less than 15 days per year. denver realtor denver relocation: Digital Property Showings - 03/01/16 12:12 PM
Ask any real estate professional if they have sold a house without the buyer having physically seen it and they’ll most likely tell you they have. While it may have been an unconventional sale, it is more prevalent today than it was twenty or even ten years ago.
The digital world of the Internet has changed the process of buying a home. It is evolving as people have become more comfortable with the reliability of the information available.
Getting in a car and driving around all day looking at homes that may or may not fit your needs or wants is not productive … (0 comments)

denver realtor denver relocation: A Different Kind of Christmas Poem..Please Read and Listen - 12/07/10 10:35 AM
A Diffrent Kind of Christmas Poem
This poem, played with music, will open your heart for the holidays. It was written by one of our troops letting us know that they don't want to be forgotten. As we are celebrating in our comfortable familiar place called home, their Christmas home has no tree, shiny lights, Christmas carols or hot cider by the fire. No family hugs are available and they can't see the stars in their childrens' eyes on Christmas morning as they open gifts from Santa.

Seems like the Fox, Bears and Coyotes and coming to town to dine on people food. This beautiful animal was found in my friends yard snooping around for food.  He tossed the Fox some chicken and did he ever go after it.  He even came back the next day for more chicken.. Hopefully this won't become a habit.. but if my friend keeps feeding the Fox it will probably bring family and friends for Christmas dinner.
The house with the fence is in a subdivision not in the mountains.  How these animals find their way around is a mystery and amazing that they find their way back to … (10 comments)
