repeat business from trusting past clients: Letting Go With a Sense of Humor and Grace - 12/04/23 09:03 AM
Letting Go With a Sense of Humor and Grace Real estate can be a tipsy-turvy roller-coaster ride at times. Checking the ego at the door, without taking many things personal and being the voice of reason during chaotic times is required, otherwise, a quick, industry exit is immanent. Granted, my real education started -after- acquiring a license to practice. As a professional, remaining in touch with past clients has been my business model from the start.  My previous career in advertising and marketing taught the importance of soft touch with those who appreciated the process and would come back for repeat services. Having … (24 comments)

repeat business from trusting past clients: KISS my WHAT?! - 09/17/23 10:51 AM
KISS my WHAT?! Believe it or not, the concept of KISS (Keep It Simple Stupid) was coined by the U.S. Navy as part of their systems goals. In design school, the same phrase became a desired result to be gained by avoiding the overly-complicated. My professor told me that people in business prefer an informed, straight forward approach, rather than sugar-coating or beating around the bush to prove a point. That advice stuck and determines how I continue to practice. "So the writer who breeds more words than he needs, is making a chore for the reader who reads." ~Dr. Suess From the time, I … (30 comments)

repeat business from trusting past clients: Oops, I did it again in Southern Utah! - 04/18/23 08:07 AM
Oops, I did it again in Southern Utah!

Was excited to get the call from a past client who was looking for a new home that would serve their blended family well. We arranged to meet, thoroughly discussed wants and needs and quickly got to work!

Trust and familiarity both work in the favor of everyone involved, especially when everything depends on all of us to do our intended parts to ensure success. After several looks, we finally found THE ONE!

Going under contract, getting the home inspection done, taking on lender underwriting and declaring the property free and clear of clouds or liens … (15 comments)

repeat business from trusting past clients: Southern Utah Real Estate Relocation Specialist - 10/13/22 08:38 AM
Southern Utah Real Estate Relocation Specialist

They say that when you see a need, fill it, which is something that I have practiced since beginning a career in residential real estate. My business is 85% referral-based, clients trust me to help guide them.

A young female came calling last week, seeking my help in relocating to a more optimum environment. First of all, I quickly compiled a list of wants and needs and then we moved forward at her pace.

We discovered she knew the local area well and looked more toward me for the expertise to find a place to land, where she … (18 comments)

repeat business from trusting past clients: You reap what you sow when gardening. - 09/19/22 08:49 AM
You reap what you sow when gardening.

Enjoying a satisfying, fulfilled life is much like a successful, growing season. Focusing on the implementation of tried & true processes, feeding and nurturing the soil under the plant material, developing good work habits daily from experience, allows you to harvest the rewards.

Then plan to plant again for a most bountiful crop the following year.

Peat, reap and repeat often!

Happy Monday all, it is looking promising from here in southern Utah. Will be dropping off fresh fruits and vegetables from Nerdin Gardens to some lucky recipients and then meeting a repeat client to show homes.

repeat business from trusting past clients: Offering dough to bribe...er, I mean, to get sellers thinking! - 12/22/21 01:02 PM
Offering dough to bribe...er, I mean, to get sellers thinking!

Southern Utah continues to be a brisk, seller's market. After losing out to several cash offers and overly emotional multiple offer buyers, I wrote a letter to local home owners, encouraging them to 'think about selling!'

My buyer client's budget is in a very desirable range, where properties are figuratively flying off the shelves when listed! Realizing I needed to get creative and grab attention, so offered some dough as an incentive.

Who can resist that, right?!

I sent the letters out in a large size, hand addressed, colored envelope. Going an extra step for clients to … (40 comments)

Thanksgiving 2021: Industry Success

Transitioning from working many years for a home builder to building a real estate business came with many challenges. One of the biggest was treating it as a business rather than a job.

No longer was a boss going to hand me a check every two weeks, it was up to me to find viable sources to bring in buyers and sellers. I took classes and went to seminars to gain knowledge.

I teamed up with a mentor and was able to get a listed property sold quickly, by also bringing in the buyer. I was like a sponge, paying … (18 comments)

I Speak Fluent Residential Real Estatese. Do you?

The decision to change professions consistently propelled me forward with classes, signing with a brokerage, learning as much as possible about the real estate industry, through seminars and classes.

Being the best agent possible in my selling area became the intended goal. Along the way, several people tried to distract me from achieving the dream, none were successful though.
A past employer stated that I would not make it in the industry. Another person told me I was too nice, that people would take advantage. One even said I cared too much and that was … (14 comments)

repeat business from trusting past clients: And then she said, "You can't rely on past clients for new business." - 07/18/21 09:50 AM
And then she said, "You can't rely on past clients for new business."
If that was true, there would be no long-standing work models, companies or industries. Repeat customers ensure continued success. Retention is also key when marketing to people from prior dealings.
Re-occurring business opportunities come from very satisfied clients who understand the process and appreciate sincere, competent representation throughout the real estate process.
Many of my colleagues fail to market or follow up at all with past clients. Not sure why. There is a veritable goldmine of steadfast relationships and future business when consumers feel you truly care.

Putting Clients Best Interests First!

After passing the real estate exam, the best place to begin, was reaching out to my sphere of influence, to start working on professional relationship building. After all, this is a people industry.

Gaining success through hard work by achieving results, still remains at the forefront year after year. Past clients continue to send referrals of their family and friends in my direction.

Realizing client-desired real estate goals is paramount to repeat business. For that I am grateful, not only for that but also some friendships formed and forged that will last a lifetime.

Nerdin Gardens: Repeat Performers

Once a life cycle completes, plant material goes dormant. For some of nature's people pleasers, it means the exciting opportunity for an encore, a spontaneous show in full-living-color!

These Hollyhocks re-seeded themselves. Suddenly, a surprising, bright pop of color crops up again in the garden landscape. Pinks and yellows and magenta grab the attention, bringing on smiles.

Many of us real estate professionals depend on repeat performances as well. When least expected, an email comes through from a past client, referring home buyers interested in southern Utah.

Trusted referrals encourage sweet success, especially when initiated a number of times and I am always ready for a redux!

SOLD! Stone Point Patio Home #28 | St. George, Utah 84770

On the market less than a week with multiple showings daily netted an accepted cash offer with a 15-day close time-line. After the due diligence period, buyers moved into this well kept home and sellers moved on!

Am thankful to help successfully guide clients through the real estate process once again. This is the third transaction with the sellers as they just purchased a home that will serve their family well for many years to come.

Built in 2000, this 1,378 square foot home with 3 bedrooms, 2 baths single family home plus 2 car garage in Stone … (10 comments)
