This study, "Booms and Busts in Housing Markets", from the European Central Bank (July 2009) provides an interesting look at housing cycles abroad. Specifically, it looks at long term trends in 18 countries from 1980-2007. Like most academic papers, it doesn't provide any earth-shattering analysis. But it does provide an interesting framework with which to understanding housing cycles, as well as a whole lot of proof of things that you probably already knew (e.g., interest rate policies affect housing booms).

Here's the analysis of foreclosures moving upscale.
The startling headline is this -- in 2006, the top 1/3 most expensive homes in each local area made up 16% of foreclosures. Today, the top 1/3 of homes make up 30% of foreclosures.
And here's the video from Bloomberg TV today discussing this and other issues. Sorry to come off as so pessimistic, but I call 'em like I see 'em. No spin here.

Zillow's July 2009 traffic stats are out, and as usual I'm pleased to share them with you. To my knowledge, we're the only online real estate company that actually publishes our exact traffic statistics each and every month. But that's just how we roll here at Zillow.
So without further ado, Zillow recorded 8.7 million unique visitors in July, 64% more visitors than July 2008. We had 14.6 million visits in July. I'm pleased to post our June traffic stats. As readers of this blog already know, I do this every month (or at least every month that I find time to do it).
First, a note about the data: at Zillow, we strongly believe that the only reliable way to measure traffic is with your own internal traffic logs. Publicly available sources like Comscore, Nielsen, Hitwise, Alexa and Quantcast all take small panels of Internet users and extrapolate to guess at your overall traffic. Recession? Layoffs on Wall Street and Main Street? Banking crisis? Don't tell it to these people.
I'm in Palo Alto today to give a speech about Zillow at the UBS Global Technology Conference. The place is jampacked with venture capitalists, institutional investors and tecnology analysts. Blackberrys and iphones are buzzing, and there's altogether too much networking happening over breakfast plates of pineapples and melons. If we are in the midst of a recession (which we are, by the way), then no one has told these people.

I had the pleasure of seeing Pat Grimm, the owner of the Capitol Hill Windermere office, speak yesterday at the Rainier Club Real Estate Roundtable. He shared this fascinating statistic:
2004 NWMLS # of sales associates: ~15,0002006 NWMLS # of sales associates: ~30,000Entering 2008, we were still at about 30,000 real estate agents in the Northwest, and so far we've only had a few dozen leave the industry in 2008. I'm sure there is a day of reckoning coming, probably later this year. There just aren't enough transactions to support this many agents.
