Outside the box deal

One thing I do like about the Sanford System, at least this book that I am moving through, is his thinking.  Today’s exercises have to do with connecting with people who either vacation in his area, or go to a specific place for vacation.  He teams up with an agent in that area to find people who have a second vacation home in that area.  Together they work the client’s needs.  This is the type of collaborative thinking that nets him another couple of deals a year. What I really like here is his thinking about deals.  He is looking for ways in which he can land some deals from a certain approach.  When I first began working I was thinking of the deal, not anything specific beyond the buy side or the sell side deal.  He has opened my thinking to all kinds of deals.

Keeping your mind open for ways in which you can serve those in the market is critical for achieving the next levels of success.  There are times over the first couple of months where I get dug into one way of thinking.  Currently the new rage is the Short Sale.  With the Obama Administration offering incentives to both banks and homeowners beginning April 5th there will be a new surge of activity in this area of the business.  Some say this work will continue for many years considering all the people who are having difficulty with their homes these days.  A Short Sale specialist from Orlando trained our office last week.

Julie Boyd Elrod has been working this particular realm of the business for more than six months and is beginning to generate a great deal of activity.   We, in our office, will also spend some time building this aspect of our business, but I don’t want to take this one realm and make it the only realm.  There are way too many ways to get deals done in this business.  I want to be open to all of them and to spend some time in each aspect knowing that each can generate some deals in the year.  I know there has been some truth to the power of focusing on a single area within the business and I do believe this does build your reputation and clientele.  It is important to be known for something.  What I am going to focus on is being a professional that knows how to get each of these deals done in a positive way for my clients.  In this manner I will be able to have more opportunity if one

of the aspect of the business begins to drop off.  I am not locked into any specialty that is niche.

TALE OF THE TAPE: Day 76 of 90

The couple who may have lost the purchase of the foreclosed property and I were out yesterday looking for other homes.  There are a lot of them.  We will be out again today.  My contract with them is a short one; it runs its course on May 1.  I am sure we will find something for them before then.

Larry, some of the more succesful agents in my office do specialise in certain niches. New home developments, power-of-sales (foreclosures), etc. They seem to be the go-to guys for their specialties. I'm not sure that this was a conscious choice that they made early in their careers, or if it just worked out that way for them. I'm at the beginning of my career and I do enjoy leaning all aspects, and of course I would never turn down an opportunity to make a deal, but there may come a time down he road when it would actually be wiser to turn down certain opportunities because they may interfere with what I already have on the go (well, I can dream, cant I?).
