Your Posts Are the Stones, Your Readers Are the Ripples

Your Posts Are the Stone, Your Readers Are the Ripples ...and the Ripple Effect comes from how your posts touch & connect you to people, then a result is born of that connection.

I use many social media platforms to promote my business and blogs from Facebook, Pinterest, Twitter & Houzz to LinkedIn and Active Rain. I also try to get clients to post reviews on me in my comment sections of Realtor.com and Yelp.com. I produce local interest videos and local entrepreneur interviews on YouTube.com and of course post all my listings…everywhere social.

While the cumulative exposure and effect from social media has certainly elevated my exposure as a Realtor and benefited my posted listings, none has done more for me than Active Rain and blogging combined with my Yelp.com testimonials.

I never understood why people blogged, nor did I get why people read other people’s blogs. I mean I have classic novels on my book shelf I need to read before I read Joe Realtor’s opinion on his blog post, right? Wrong!

ActiveRain woke me up to the fact that, while sorting and qualifying is required, I now had a window in to very experienced agents thought process, systems, strategies and problem solving techniques. This was gold! I could be like a Napoleon Hill and essentially connect one on one with some of today’s most successful agents and glean from their combined knowledge.

I also discovered I had an audience of peers; people started to follow my posts and chime in on my comments. I discovered my voice and learned to have an opinion that I knew would be both contested and agreed with, but I could be more like an ambassador than a bull in a China shop about it. So it helped me level off and thicken my skin; dare I say enjoy the debates.

This alone would be enough of a success story, the growth, the learning curve and the exposure to the treasure troth of knowledge in one concentrated website, but that would leave out my favorite victory within ActiveRain: No Guarantees.

No Guarantees, was not my first “viral blog post”, in fact my first one went viral because so many people disagreed with my philosophy in it, it’s actually still my most commented on blog. But, I grew from that experience and out of that growth cam No Guarantees.

This went featured in ActiveRain, then it got shared throughout Buffin & Company and somehow made it to the President of Coldwell Banker SoCal that same week it posted. The President, Rick Hoffman, sent it out to the entire SoCal agent roster as a company in-mail and that’s where the magic started to happen!

Through Buffini & Co I received e-mails and phone calls thanking me & complimenting the post; this put me on the radar for the first time in that community which has lead to some amazing referral relationships. The Coldwell Banker effect was more immediate & profitable in the dollars and cents manner: a broker from Leucadia, CA (a very high caliber town) called me out of the blue. He said he had a very good investor client that he shared my blog with and that man wanted to talk to me, so this broker was personally referring me based on the character of my blog post essentially. When I contacted this gentleman, he asked me if I was the Realtor that wrote that blog post, I said I was. He said, “ well then, the guy that wrote that post, is the kind of Realtor I need to represent my daughter on her home purchase. She’s getting ready to buy in San Diego, would you like to be her agent?”  (WOW! In my head) and “yes sir I would.” out of my mouth. That was my first closed escrow from a blog post!

No Guarantees was the first time I felt pride as an author, genuine passion and proud of what I wrote, because it came from the heart. It’s my #1 most viewed featured post at (4,190), it’s my #2 most commented on featured post at (98) and my #1 Short URL Clicks featured post at (222). It also has produced 1 closed escrow for me and one current listing for me, which I can unequivocally attribute to the post. The closed escrow grossed me $13,3375.50 and the current listing is a potential $8,550.00. So I can actually assign a $ value to

No Guarantees of almost $22,000 and of course the priceless value of encouragement and confidence it gave me to become and avid blogger and now, published author.

Wow, and I'll hire you as my speed reader, less than 4 minutes, I'm impressed Bill. Thanks for reading my posts and commenting, as you do.

Well I did read the post, no matter what you are implying. I'm not a speed reader, but sometimes I time things just right.

Oh, I took no ofense, but I am "sensitive" to th e fact that I read out-loud. I am not a speed reader. They tried to teach me to do that in the fifth grade. They failed. But, I do READ.

Thanks Mimi Foster , Yes Bill Roberts I was flattered by how fast you read it after I posted it. I never implied anything, except a sincere thanks for how quick you got to my latest post and a friendly retort to your joke, not how fast you read it. LOL wow! I love how email, text and typed comments can be read in the frame of mind we read them in.  Since we read at 250 words per minute on average, all you needed was 3 minutes to read my 750 words...I'm blown away you got "offense" from my "compliment". I guess we're always learning in the Rain! Peace my friend, I do appreciate all who read and comment on my posts.

Nice post, my friend. Congratulations on the well-deserved acknowledgment. I want to go back and read the one that caused such controversy. LOL

Thank you Mimi Foster . It may be my thanks to Bill, above, now . Here it is, it was one of my first ever blogs and I used to polarize myself alot for the fun of the debates that came fro i\t. But, then I realized more authentic posts were more fun to debate. September 2011, this was me:

You Look So Unprofessional

Now that I have a few more years under my belt, I might be a little more lenient on gmail accounts. But I still have a problem with agents who have addresses like SnappyDresser@aol.com. LOL

The funny thing was, I had NO INTENTION of being judgmental, was just stating an opinion in case old timers hadn't thought of it. The unfortunate thing was, I was new enough that when the really nasty comments came at first, I was so embarrassed I deleted a bunch of them. Now I wish I hadn't. Now I have a much better understanding of how the game is played.

And who would have thought GoDaddy would have caused such controversy? LOL

I'll check it out and comment on it soon, off to show property. But I agree, I hate seeing Yahoo.com or Aol.com I use several gmail accounts for different tracking, but my main e-mail is TJN@ThomasJNelsonRealtor.com. I'll comment on it after I read it, cheers!

I love it! Not agreeing on your Philosophy and getting the deal. I truthfully have to agree that you JUST don't know who will read your blogs and you pinned that on the donkeys a#$ !! When there is a debate of some sort, you will hear them all chiming in, good, bad or indifferent. Good job!!!

To Thomas J. Nelson, Realtor and Maddie Mimi Foster this has really gone far afield.  Now you guys are attacking me for using a HOTMAIL account. I realize that you didn't call me our specifically, but the jab was there.

In defense of my indefensible stance, I will say that I have had personalized websites before where I had my email set=up. But as life goes on, things happen. I lost all the email in those PERSONALaccounts, but HOTMAIL (MSN) is forever and I still have ALL my old emails. I use a paid account, not a free one.

BTW Maddie, I am a reseller for GoDaddy. You can buy that domain name from me without the up=sells (and you get support without the up-sells also). Besides, I charge less for the domain name.

Good morning, Bill Roberts and Thomas. I am going to assume that was tongue-in-cheek and you know we don't even know what your email address is.

Thomas and I were talking about some people's responses, and I mentioned I had something like 275 comments, many of them just plain nasty (when I first started) because of my post on email addresses.

I had no idea GoDaddy had affiliates, so the next time I snag a domain, I'll use your link. I actually have a gmail account that's hooked to an easy-to-remember address (mimi @mimifoster.com), so I never have to worry where I go, it's mine.

Have a great day.

I'm hoping this is poor humor vs. true narcissism. It's too early in the morning for this

Good morning Maddie Mimi Foster I actually became a reseller of domain names because I have so many myself. I could use any one of those for an email account, but I prefer my hotmail account. I also have an gmail account but I only use it to log into Google.

Bill Roberts

And thank you. I could use the business. BTW you can do "searches" there also.
