ct: How to minimize your losses when selling your home in Litchfield County CT - 08/25/13 11:01 PM
Minimizing your losses means maximizing your gain when selling your home.
In order to protect what is likely your most valuable asset if you are going to sell in what is clearly still a buyers market in Southern Litchfield County, following these 3 key points will help you to obtain the highest price for your home as possible.
Pricing your home to sell
It is very important that you price your home according to the current local real estate market, according to the location and the condition of your home. Your price should reflect a realistic price which will show … (4 comments)

ct: Breaking a real estate date - 08/21/13 10:39 PM
Just how important are those dates in real estate?
In my neck of the real estate woods, Southern Litchfield County, we can do things one of two ways when you make an offer on a home. We can use an offer to purchase or an actual contract form when presenting the offer.
So what is the difference? Is there a major difference between an offer to purchase and a contract form?
Yes, there are very important differences. The first is an offer to purchase, which will be followed up by a formal contract written by the sellers attorney. Usually the attorney … (3 comments)

ct: How my visit to Russia and Ukraine trained me for short sales. - 08/13/13 09:07 AM
Hurry up and wait, then hurry up and wait again.
I learned my lesson well about what I call "hurry up and wait" while visiting Russia and Ukraine. We had many appointments scheduled and were always at the mercy of whoever was driving us here there and everywhere. My dear friend who I was traveling with has a habit of being late, but not wanting to cause an international incident she worked hard to be ready on time during our entire trip there.
After all, we were scheduled to be on TV, to go to important meetings, to be at events. … (12 comments)

ct: #1 Rule for a FSBO, buyers are NOT telepathic! - 07/01/13 12:14 PM
Here is it, my best advice to FSBO's in New Milford, CT.
The for sale by owner sign is on a very busy street, perfect place for a sign actually. Traffic often comes to a crawl by the sign. But ... you can't read the telephone number! And I have tried, even when I am stopped. I just can't read the number!!!
Most people aren't telepathic. Seriously.
If you are going to go it alone when selling your house in New Milford, CT, or anywhere in Southern Litchfield County, make sure you know what you are doing. I feel for this … (39 comments)

ct: A Smokin' Hot Price on a House, Why Can't I Afford to Buy It? - 06/29/13 11:36 PM
Those property taxes just took this home off your "I have to see this one list" in Southern Litchfield County.
When looking for a home in Southern Litchfield County you need to consider the property taxes as they will be included in your monthly payments.
Property tax is figured by the following: town assessment of the property times the mill rate divided by 1,000 = yearly property tax.
Towns and cities in Connecticut use what they determine to be, via their property assessments, 70% of their fair market value. Do not confuse their number of "fair market value" for what is … (10 comments)

ct: Why can't I tell the buyer of my house they can put in a dock? - 06/14/13 09:36 PM
When you are selling your home in Southern Litchfield County you can't sell what you don't have.
Sellers ask me all the time, "why can't I tell the buyers they can have horses, build a barn, subdivide the property, put in a pool, build a dock, move the driveway"? You get the point. The short answer is, you can't sell what you don't have.
Marketing vs. selling, there is a difference.
Marketing of property we do often leads a potential buyer to see more than what is there, to see possibility. That is human nature to see something and see the … (56 comments)

ct: Lake Waramaug Homes for Sale, Litchfield County. Beautiful! - 05/20/13 12:46 AM
Have you been thinking about where in Litchfield County to purchase your new home? How about Lake Waramaug, a favorite spot for the second home buyer for years. Lake Waramaug is a comfortable 90 minutes from New York City, making it a perfect getaway. There are also many who call Lake Waramaug their home year round.
Taking a drive around Lake Waramaug in Litchfield County can be like taking a step back in time. Grand homes grace the road around the lake, many of the homes are original to the lake since the 1800's. They have been renovated and restored over … (4 comments)

ct: The Eyes Have It! - 08/25/12 01:59 PM
There's nothing like a bunch of farm babies to put a smile on your face! Although there is something very spooky about the eyes of goats and sheep. Very spooky indeed. We saw these beauties at March Farm in Bethlehem today. We took the kids there for a romp in the playground. (The grandkids as in kids, not kids as in... goatbaby kids, although there were two newborn kids in a little house with their mommy.)  A good day was had by all, and I got myself some great photos today!
And in case you were wondering... a goat (and … (18 comments)

ct: I don't represent you in the purchase of this house, yer on yer own! - 08/15/12 12:17 PM
There are those that believe that they don't need a real estate agent. Usually it is a seller that decides they they don't need a real estate agent. They want to avoid paying real estate commissions, at least on the listing agent side. In Connecticut, when we represent a buyer in FSBO transaction, we cannot assist the seller. Point blank. I did put in an offer on behalf of a buyer with a FSBO seller. The seller wanted my advice, yet I couldn't give it.  It was like someone tying my hands behind my back and asking me to talk.

ct: Will the spring market bring buyers to my house in New Milford CT? - 04/08/12 09:37 PM
We are seeing more buyers out looking at homes for sale in New Milford, CT, all over Litchfield County actually.  Yes. I am "cautiously optimistic" about the spring market here in Litchfield County, the overall news about the economy is sending mixed messages so anything goes I suppose. But yes, more buyers are out there looking, more homes are going under deposit than I have seen in a long time. But (there is always a but, isn't there) There are many homes on the market for sale, in New Milford, CT, in Litchfield County. When I did the latest real estate … (8 comments)

ct: We have a cash offer for you! - 01/27/12 08:59 AM
Then show me the money! If you are going to put in a cash offer for a property, you will have to prove you have the money to back up the offer! Here in Litchfield County, CT we do often see cash offers. I have heard some agents say they won't ask their clients for proof of funds. They say the client will get offended, will refuse, it is not necessary, etc. Me? I disagree with that train of thought. I don't know about anyone else, but I have no idea how much cash someone has available because of who they … (13 comments)

ct: I know a guy... - 01/26/12 11:36 PM
Do you know a guy who can.....??? I hear this all the time. Yes, I do, I know a guy who... cleans up and out, paints, pulls oil tanks, is a master carpenter, plows, mows, is a fantastic electrician, great plumber, on and on, tried and true, tested over and over again. As a side note, every time I hear that question "do you know someone...", I can't help thinking about one of my most favorite movies, "Dirty Rotten Scoundrels". The police chief says "A man owes me a favor. Rene the Knife. He is a master with a stiletto and … (41 comments)

ct: I met a man who sold a house.... - 01/25/12 12:16 AM
I met a man who sold a house He sold a house just like a mouse Just like a mouse who sneaks around He sold the house without a sound. (OK, as a poet I am lacking... but stay with me here) And how did he sell the house without a sound? The story is rather odd, yet to me it was so telling I asked him if I could blog about it. Blog? He had that look on his face... My business partner chimed in and said "blab, she wants to blab about it all over the internet." He shrugged … (86 comments)

Wanted: JUST REDUCED TO $80,000! New Milford CT Buyer to renovate, enjoy and love! Come meet this home in New Milford, CT and make it yours! They do say there is an owner for every house, and this poor house is desperately looking for its new owner! I just listed a house in New Milford, CT, and for the first time I can say this house is sad and desperately looking for a new owner. The house is sitting and (im)patiently waiting to be finished and possibly improved on. For instance, there is a new roof, the cedar siding on the … (13 comments)
