buyers realty: The basics of the real estate and mortgage business - 08/14/14 01:32 AM
A Realtor who works for me just told me that a contract she presented was accepted. I have to review all the real estate documents and she asked me the best way to get the paper work to me for review: fax, email, in-person.   I sent her back this email which is short and simple but yet it reflects everything that we need to do in a real estate or loan transaction. Here is the email.   "Any way you want is OK..The things I care about are things you already do.   Good, proper paperwork Full Disclosures Honesty and … (0 comments)

buyers realty: A Goal Setting Technique (that works!) - 06/05/14 02:12 AM
Many times sales people set goals and they have the fear that perhaps they cannot reach the goal. As time goes by we learn more and more about the power of the mind to direct us toward our goals. Of course, this power has always been available and has always been taught by the enlightened ones. It has always been available but is only brought to our awareness when we are ready.
Here is a very simple technique that I read about, have tried and have proved that it works.
First, determine the goal and be very clear. For … (1 comments)

buyers realty: Dare To Be Great - 03/18/13 05:48 AM
Dare to be Great   I am not sure if they are still around but years ago there was a company that marketed itself under the title "Dare to be Great". I like the name and I like the challenge.   Athletes are measured by numbers and accomplishments. A winning golfer can shoot a 68 - there is the number and the accomplishment. A weight lifter is measured by how much he or she can lift and boxers are measured by wins, knockouts, and losses. Great athletes always try to make the next performance the best and  always to expand and … (0 comments)

buyers realty: Real Estate Signs and Open Houses - 01/20/13 11:01 AM
Maybe it is just a trend for my customers but my last several listings the customers have asked me to not post a real estate sign and to not hold an open house. They have suggested this without any suggestion from me.
It could be that I attract customers who want privacy from their neighbors. I know if I were to sell my own home that I would not post a real estate sign and I also would not allow an open house.
Of course in the San Francisco Bay Area right now real estate sales are 'hot'. Perhaps is the market were … (3 comments)

buyers realty: You can never over communicate - 09/12/12 04:09 AM
You will never be criticized for over communicating. I am doing a refinance transaction now with a gentleman who up front that he is not a paper person and really did not want to get involved with too many details.   I took him at his word and I was wrong !  I work in an area with tons of engineers and technical workers. They are used to getting into details to a great degree -- much more than the average person and certainly much more than I am.   Years ago I was doing a loan for a gentleman who … (72 comments)

buyers realty: Sales and Prices up in Bay Area- Down across nation - 04/26/12 01:38 AM
The Case Shiller Index reports that prices are down across the nation and we have a double dip. But prices and sales volume is up in Silicon Valley. The Case Shiller report shows that San Francisco is down 0.6%. I am not sure why San Jose, which is the 10th largest city in the nation is not one of the cities used to compile the report. The information below came from Mary Ann Azevedo of the Business Journal:In Santa Clara County there were 1,781 homes sold, up 7 percent from a year ago. The median price was $475,000, up 3.3 percent … (0 comments)

buyers realty: Silicon Valley has become a Sellers Market - 02/29/12 01:41 AM
I read yesterday that Case-Shiller is predicting a third dip (three peat) in housing prices.  The S&P/Case-Shiller Home Price Indices are the leading measures for the US residential housing market, tracking changes in the value of residential real estate both nationally as well as in 20 metropolitan regions.   A dip in prices may be true across the nation but here in Santa Clara Valley the market has swung to that now it is an aggressive sellers market. In a way this is too bad because at the same time in Silicon Valley rent prices have sky-rocketed. Higher rents will drive people … (0 comments)

buyers realty: Work Harder not Smarter - 01/27/12 04:01 AM
Every person in sales has heard the adage “Work Smarter not Harder.”
I think that phrase has been the downfall of many sales people. Every endeavor that is worth pursuing requires hard work. In every sales endeavor you are going to come up against competition. You may never see your competitor but everyone is chasing the same customer. If you are a Realtor there are hundreds of other Realtors right around you who want the same listing. If you sell insurance, mortgages, photocopiers…if you sell anything there is tremendous competition for the customer.
Begin by working hard. That means you need … (6 comments)

buyers realty: A SIMPLE Real Estate Contract - 07/27/11 07:15 AM
This is an actual real estate contract on a sale that closed in 2001...the names and address are the only things that have been changed. Today contracts are perhaps 100 pages of words and phrases that most of us don't understand. How simple was this.
Porky and Bess Pigg, hereafter named as "Buyers" and Micky and Minnie Mouse hereinafter named "sellers" hereby agree to the following:
Buyers shall purchase real property located at 123 Circus Ave, Funville, California (APN 408-55-5121) for the amount of $380,000.00. Terms and Conditions as follows:

buyers realty: consumer Financial Protection Bureau may revamp mortgage loan documents - 04/18/11 10:13 AM
I picked this information up from Auto Finance News. I really hope the mortgage documents become more consumer and more me friendly. The cumbersome papers that have been laid on the mortgage industry the past 3 years have made it almost impossible for clients to understand. We deal with approximately 15 banks on a regular basis and they have all interpreted the disclosures differently, so we have to comply with different interpretations. It would really be nice if the application and the required loan documents would become easier for everyone. In the past I worked for Finance Companies and Private Banks … (1 comments)

buyers realty: To Increase Sales---sell something else - 02/22/11 05:18 AM
Today a Financial Planner has invited me to lunch to "pick my brain" about marketing and sales. I guess I have become pretty much an expert at local, low budget, effective marketing. I say local, low budget and effective because I certainly realize the "Big Guys" and national marketing companies are a lot better than I am. But for low budget, local and effective I am pretty good.
Here is one tip. The old saying, "those who have ears, let them hear".
SELL SOMETHING ELSE  along with your product ....join a group and become the marketer for that group: Lions Club, Rotary, … (1 comments)

buyers realty: A Short Sale is Two Sales - 02/02/11 05:09 AM
A short sale is two transactions; actually two sales are involved. The first is the sale of the home to a buyer and the second sale is to convince the lender on the property to allow the sale. The sale of the home involves  determining market value, listing the property on the Multiple Listing Service,  and marketing the property every way possible to bring a buyer. Then when an offer is made the Realtors representing both sides have to complete all of the real estate paper work and make sure that the inspections are proper and that the seller and buyer are represented … (0 comments)

Actually I don't even need to write an article and they take care of it all. Realty times also offers video's embedded in the newsletter. I recommend them and they create a professional image of my company. Check this link and look at my newsletter.

buyers realty: The 7 Pound Loan - 06/14/10 09:56 AM
We used to talk about big loans in terms of loan amount. One time I wrote an $8,000,000 first mortgage with a $500,000 second for the same client. Back as far as 1979 I wrote a $1,000,000 second mortgage loan. But today when I say I wrote I big loan, I either measure the loan or weigh it.
I just wrote my biggest loan. It is just over 7 pounds. I thought that was a record but when I mentioned the loan to a loan officer in my office; Tom Tran- he told me that he just wrote a 7 pound loan. … (4 comments)

buyers realty: 2097 Jonathan Ave San Jose, Calif - 06/07/10 06:41 AM
This property is right in the heart of Willow Glen. A hundred years ago Willow Glen was it's own town and eventually became part of San Jose because it is surrounded by San Jose. Yet, it maintains it's own character and charm. This 5 bedroom house fits the Willow Glen tradition perfectly.

buyers realty: Open House Signs and Internet Marketing - 05/26/10 08:47 AM
All open house signs should point in the direction of the house that is being sold. They should be placed so that they are easy to see and easy to follow.
The same is true in directing traffic to you on the Internet. I was going to show a fellow I work with a You Tube posting that I had done for a listing. But we searched and could not easily find the property. Then a few days later I was directing a lady to some of my magic on You Tube and even though I had a proper address she … (1 comments)
