As an agent coming up on my 8th year in the business, I continue to wonder how a rookie can even survive in this market. Make no mistake, this is the toughest market that I have seen and hope to ever see again. So many things are happening in Northern Colorado, particularly around the Centerra, 2534 and Crossroads areas. It's pretty difficult to not flash forward a couple of years and realize that this is the place to be in Northern Colorado. Let's just call it the new HUB.
The amount of commercial starts is staggering and the new businesses coming to our region is compelling. Behold, we still have a small town feel with a burgeoning business and economic climate.
With so much going on, it's hard to keep it all straight (but I'll give it a shot).

This morning in my companies sales meeting, an agent brought up a story about a limited service/discount broker and the affect on the seller. The story goes.....  A seller decides to list his home so that he can retire in Utah.  The seller interviews several agents and decides to go with the broker that suggested the highest sales price.  As part of the listing agreement, the seller had to pre-pay the listing company for their services. The total came to $2,995.

So I called on Monday to set up a showing for Wednesday @ 5PM. I find out about an hour before my showing is to occur that the seller received an offer earlier in the day and decided to accept the offer about an hour before my showing.  My buyer still wanted to see the property and after viewing was very dissappointed that the home had gone under contract. He wanted to make an offer.

According to Alan Garner, an econimist for the Federal Reserve Bank of Kansas City, the slow housing market in Colorado is expected to rebound. This rebound is expected to outpace the national markets in 2008. The amount of foreclosures and sub-prime lender problems has certainly had an affect but according to Garner, will be short lived.
