I've been investing/listing/selling probate real estate since 1987 - one of the obstacles I had to overcome was dealing with the estates attorney in order to obtain my price
I know most investors and agents who deal with estates think that probate attorneys are a thorn but what I learned over the last 28 years tells me Attorneys can be dealt with in a positive way for what your trying to accomplish if you handle it in a certain way.
What I learned was if I contacted the probate attorney  who was handling the estate on a home I wanted … (0 comments)

probate property: MOVING UP TO $900K TO $2M PROBATE HOMES - 11/24/14 04:01 PM
This was a no brain-er for me after I listed my first Million Dollar Probate Homes this year I couldn't buy at our price.  This was in the Peninsula of the Bay Area where homes are Pricey, In Demand with low inventory.   The amount of business I generated with this home was beyond my belief as I have been working in the starter Home Probate Market for all these years.
Not only did I double end this home for a Fat Fee but I picked up a half dozen Million Dollar buyers (Most flippers, some retail move in) but the Hot Ticket … (0 comments)

probate property: Assign Your Probate Contract and Get Paid - 10/02/14 12:06 AM

Probate Real Estate is a unique niche I have been focused on for 25 of my 40 years as a real estate agent in Northern California (Alameda County).

As a Probate Agent I have represented both investors and end user buyers wanting to purchase wholesale probates and also representing estates who wanted to receive high retail and not just offers from investors.

There is a science to both sides of this probate transaction you must know.

Up until about 2000, I was the only agent seriously working  Probate Real Estate full time (as far as we know).  … (0 comments)

probate property: How To AVOID the 10% Deposit With a Probate Property - 01/25/14 12:21 AM
I have been receiving messages from agents and investors in regard to the 10% deposit required when you make an offer on a probate property.   I have covered this a few times in the past but it's a good topic and really worth taking the time to understand.  This will help you do more deals and not tie up money with large deposits so check it out.
In California, the old probate law requires a buyer to place a 10% (of offer price) deposit up when they submit their offer.   So if we are making a $250K offer on … (0 comments)

probate property: Probate Real Estate---What is Pro Per - 05/28/10 08:52 PM
In the Probate Real Estate World 9 out of 10 times there will be an Estate Attorney who is controlling the probate process and for our focus, the sale of the probate property, which you will have to learn how to control.  This is true regardless if the your sale is going through the old Court Confirmation process or the better way; Independent Administration of Estates Act.  If you think you are a Probate Agent or want to be one and you don't know about these two processes in California; do your homework!    I had to learn all this the hard … (1 comments)

probate property: Probate Coaching: Jump Start Your Business - 09/16/09 09:21 AM
Probate Coaching
When I started looking at probates for more real estate business (1987 listings and sales) I didn't have anyone to bounce off ideas or a Probate Coach. I picked up a book which was one of the only resources around on Probate Real Estate and it shed the light on the possibilities of the potential of Probate. Could my fellow agents and investors been so wrong. Everyone I mentioned the term Probate too told me not to waste my time. Could they know something I didn't, when I asked why the usual answer was your commissions will be cut … (0 comments)
