No one lives Staged, not even stagers!
Everyone's home is set up to suit their lifestyle.
We have our treasured items around us to enjoy.
We keep things handy, drop things as we go by or leave a task for later.
 
 
 
 
 
 
 

 
 
Unfortunately this 'lived in' look does not work for selling.
What reads comfortable to you, may read cluttered for the buyer.
The focus of the home has to shift from your lifestyle to how the buyer will perceive your home.

When you are in Living Mode, your house is set up to facilitate your lifestyle.
There may be a room where the kids play that doesn't get tidied daily and that works for you.
It doesn't matter if there is good traffic flow through a room. You are only concerned that everyone has a good view of the TV.
That rack full of shoes by the front door is very convenient and saves a lot of running around looking for kids shoes.

The way we live and the way we sell are two VERY  different things.
That's what I was taught during my Staging course and it has proved true over and over again.
When we set up our homes we are focused on how the room will work for us. For example can everyone see the TV.
Will there be room for the gang to watch that football game?

 
 
 
We don't think about how those chairs block the traffic flow.
We don't think about how they shrink the kitchen eating area.

When you moved into your home you made it your own by decorating it just right.
Now, for whatever reason, you are selling.
This requires you to go from 'living' mode to 'selling' mode.
You have found the Realtor of your choice to list your home.
To you your home is wonderful and you know the buyers will see its features right away.
The trouble is the buyer is not looking at this house with your memories.
Buyers are seeing a product. One of many samples they will look at.
Buyers will notice:

 Your house is on the market and you are now in 'selling' mode.
The trouble is your personal life has you under a great deal of stress.
As a Home Stager I have met sellers who are selling but don't really want to give up their home.
 
Seller #1 has had the bottom drop out financially. They can no longer afford their home. They have no budget to prep their house for the market.

In this series about switching from 'living' mode to 'selling' mode I should address the issue of Pets.
 
Many sellers have them - cats, dogs, gerbils, hedge hogs, lizards, birds etc.
Everyone is attached to their pets and wants the best for them.
 
Now that you are in selling mode with your home on the market your pet(s) is part of the equation.
When you are selling you want the best price possible to get your equity out of the home. This means you need to appeal to as many buyers as possible.

  Now that your house is on the market you should be in 'selling' mode.
   Your home should be prepared for buyers.
   There is a saying > one man's treasure is another man's  clutter.
   It means what may be a special item full of  memories for you is only a thing to a buyer.

  If you put a lot of these memory items together in a home it forms clutter for buyers.
