East Meets West - The Year of the Dragon
Most Sunday mornings I start the day by walking to one of the Farmer's Markets. One of the largest ones is the Heart of the City Farmer's Market held at the United Nations' Plaza near the Civic Center. 
There's always something going on in San Francisco--people to chat with and learn from, new ideas to ponder. I suspect this beautiful dragon will have a major role in the Chinese New Year parade which will be held Saturday evening, 2/11/12.

Properly Packing a Box
Back in 2010 I did a series of Tips for How to Have a Stress Free Move
Part of that series was a post on how to properly pack a box. Since I’m still seeing TV shows showing people declutter, move into new homes or pack up to get their home ready for sale, and none of those folks are packing the boxes correctly, I thought it might be time to revisit the basics.
At PHA, we take moving and organizing very seriously….
Use the right size box for the job! I cringe every time I see heavy books being placed in a medium sized box… these boxes were not designed to hold the weight that books generate. Also, you will place too many books in a medium size box making it very difficult to carry. Here are this Professional Moving Organizer’s easy tips for using the right packing box for the job.
· Heavy items – small boxes, books, records, cds etc.
· Fragile items – small boxes with lots of “crush” (unprinted newspaper crushed to protect contents)
Dishes/stemware – double walled cardboard… heavy items on the bottom, lighter items packed on top plus lots of crush on bottom, in middle and on top.
· Clothing – wardrobe boxes so clothes can stay on hangers
· Shoes/handbags/bedding/linens/towels, etc. – medium to large boxes
· Lampshades – try to keep all shades in one box and write “top load” so nothing heavy gets placed on top of this lightweight box during transport.

As real estate professionals, we all try very hard to put our best feet forward. Speaking for myself, I also would expect my client's to do the same. So, when we're listing a home, I expect the photos to both reflect the home and its owners as well as my own professional staus.
Apparantly, not everyone feels the same way. I received an online inquiry about a property in Fort Washington, PA.
Here is the message:
Whomever listed this house should loose their RE license. The photos are adisgrace. Only a complete moron wuld posts these photos! No excuse for this! Could KILL a sale for the seller or even the bank! You can reach me at: (215) xxx-xxxx This message is about the listing at...
OUCH!
Luckily for me, this is not my listing.
The listing itself is probably the biggest reason why the home has been on the maket since June and endured a whopping $70,000 in price reductions since then.
Sometimes we need to step back a remember that it isn't just about getting the listing, but also getting that listing SOLD! Don't allow the clutter and chaos of your client's homes take center stage. A frank conversation with your sellers up front can save a lot of heartache (and money) later on!

Don't you love e-mail? When I first log on in the morning, there's just no telling what will be waiting for me. Tucked in amongst the spam this morning I found the following:

Single Family Homes for sale in San Carlos CA 94070 This morning there are 30 homes in San Carlos CA listed for sale in our multiple listing service. Thirteen single family homes have been listed during the month of January, with 6 of those 13 already under contract. One house, on the market for only 5 days, that is still available is 93 Hilltop Drive. Open houses were held this past weekend, with an estimated 50-60 groups through.
