While real estate activity in some parts of the country is beginning to soften, I don't see signs of that in most of the market segments in San Mateo County, California.
Not only is San Mateo County home to a number of bio-tech firms and established firms like Oracle and United Airlines, it also home to four of LinkedIn's 2019 top ranked startups. Located between San Francisco and the Silicon Valley helps keep unemployment low and home sales strong.

My office, Today Sotheby's International Realty, is located downtown San Carlos, California. I am asked many times a week, "how's the market?" 
Today we'll take a look at the single family home market for San Carlos and for Belmont, the adjacent town.
Both towns are similar in population (27,081 for Belmont; 29,797 for San Carlos as of 2016.) Both have good schools which draws many people to these towns. Both are located mid-way between San Francisco to the north and the Silicon Valley to the south. Belmont is known for it's more winding streets and Carmel-like feel. As many of us know, the real estate market in the Silicon Valley is hot, and continues to be so. 
The charts below illustrate what we've been seeing in the last 12 months in the condo and townhouse market in Mountain View.
 
Months of inventory for the last 3+ years has been low, and continues its downward trend.
  
 
Mountain View condos and townhouses sell quickly and well, and proper pricing, preparation, marketing, and knowing how to reach your target buyer demographic can produce stellar results.

In most of our San Mateo County and Silicon Valley towns, as well as in San Francisco, there is a shortage of inventory, with many ready and able buyers for the few listings available. 
Today we'll take a look at Belmont, California, a town with a population of roughly 26,750. The following information for single-family homes was compiled this morning from our Multiple Listing Service.

"How's the market" is a question I hear a lot. We'll take a look at what's going on in Redwood City, one of the larger cities in San Mateo County,  with roughly 81,000 residents. Like its famous neighbor some miles up the road, San Francisco, we jokingly say that the city's bird is the crane -- construction cranes are seen everywhere!

"Are condos selling in our area [the Silicon Valley towns in California]? What's the market like?"
Questions I hear often, so let's take a look:

The above chart shows selected towns on the Peninsula and activity in 2014. All markets performed extremely well - prices high, days on market short.
Yesterday we looked at the first four towns to see what was happening these first few weeks of 2015.

It's interesting to compare market activity in San Carlos, California during the first quarter of 2009 and 2010.
