Just have to share. This is such a happy event, and it's a great stress reliever.
Hope you enjoy this as much as a I did. Had to keep replaying it.
Just look at the expression on that dog's face. Merengue music must have the same effect on everyone!

Virtual staging --- good concept but missing that customer service factor - 05/22/10 03:49 AM
Thought I'd give it a whirl.
We have a unit in a four-plex that has been vacant for a few months now. I convinced my partners to begin doing some of the marketing on their own instead of relying on the property manager's efforts. I looked at what was already done, and made recommendations to spruce up the ads and to post more photos. Hence, Postlets!.
As my contribution, I hired a virtual staging company to dress up the unit.
The results were good enough and certainly quite an improvement over the empty living room. At least, we can post this … (18 comments)

Alert the media: Force-place insurance WILL delay short sale - 05/12/10 10:13 PM
She did what?
Seller seems to be doing things as she's told.
Provides required documents, updates after updates.
Cleans up place....heck, moves out so that it will stay clean for prospective buyers.
Keeps utilities on.
And then she does something stupid: she stops paying for home insurance.
Her rationale? No one is living there, so there's no need for insurance.
Say, what?
I almost had a heart attack. Had to explain that if something happens to the property, like a fire, she has no coverage to repair the damage. She's still liable for the loan. And worse, she won't be able to … (5 comments)

Answering questions and posting on Zillow and Trulia reap good results! - 05/10/10 04:56 PM
IS IT WORTH IT?
Although I am more active on Active Rain, the last two weeks, I decided to up the ante by answering questions on Trulia and Zillow (during my downtime, watching TV, during commercials, or when I'm just chillin'). Thought perhaps this is another way to increase my Google Juice.
Since 2007, I have been posting my listings on Zillow with as many photos as possible. Until recently, I very rarely asnwered questions and didn't create an alert to notify me when a question comes up in my service area. On Trulia, I started posting in 2008.
