Just a couple of basics made themselves obvious when we were showing a couple of days ago.
When we arrived at one of the scheduled properties, we knocked on the door, rang the bell and waited.  When there was no answer we exercised our lock box key and entered.  We toured the kitchen, half bath and living area.  Suddenly we heard our client talking to someone.
She said, " there is someone here!"  The someone asked me if our appointment had not been earlier.  I told her that we had asked for 1-5 since the properties were spread out a good distance.  She … (2 comments)

I wonder how many people have been traumatized by a dentist.
Both Ralph and I have been hurt to the point that we will endure great pain before going to see one.
That technique of preservation has proven to be expensive to say the least.  
Using the best brushing techniques do not preserve teeth without adverse effects.
Lucky for us,  Ralph seems to have found a very timely solution to his tooth pain. Dr. John Rothchild of Durango CO!
This guy uses state of the art techniques for diagnosis, careful analysis of the problems and so far very little pain in execution of the causes.

co: Wispy clouds versus Smoke Plume - 06/23/13 03:39 PM
Today there are whispy clouds enhancing the Durango Blue skies.
 
There is a faint smell of smoke due to the fires currently consuming the areas north of Wolf Creek Pass.  The skies here however do not show the fire effects.
 
By contrast, there is also a photo of the smoke we can see from our driveway.  That is what is happening about 200 miles away.  People are being evacuated all around South Fork CO.
 
In 2002 when we experienced the Missionary Ridge fires, the entire area was smoke and soot filled.  There was a general feeling of fear … (1 comments)

Signs that the transaction may be trouble...One of our most rural listings was on a county road between Ignacio and Durango Colorado.The acreage was surrounded by barbed wire fencing with a large metal gate across the driveway.Not wanting trespass issues we decided to put the lock box on  the gate.One of the first agents to show the house called us around her scheduled appointment.She apparently had  climbed the fence along with her clients and was on the front porch when she called to ask where the lock box was.When we told her where it was, she was indignant.  "why on earth … (9 comments)

One of the most challenging foreclosures we ever conquered had some uphill problems .
 
It was a mobile home on the edges of Durango Colorado.
 
The location was in a do as you please neughborhoid down a dirt road off one of the major roads.
 
It was on a couple of acres where the previous owner had left strange and different pieces of vehicles.   
 
The house was in various stages of remodeling.  What had been completed was VERY nice!  The rest was an entirely different story.

Trust is an essential part of any business transaction.
 
Without trust it is impossible to build rapport.  It is also very difficult to make any forward progress on helping to lead folks to wise decisions.  Or any other kind of decisions for that matter.
 
Some of us innately trust everyone.  Others have been burned by salespeople and would not trust you if you were their mother.
 
Building trust can be hastened by having your prior clients write letters of reference for you.
