arizona mortgage: Sometimes Blogging Can Hurt Your SEO - 03/06/11 12:30 PM
That's a dumb thing to say, right?
I mean, blogging should never hurt your SEO-- not directly-- but very possibly indirectly.
But there is an easy fix and it definitely doesn't involve leaving the rain. I would never recommend that.
You really want to read this post if you don't want to help your competition, but you still want to be an active, contributing member of ActiveRain.
I just spent the last 12 hours working on my AR blog. I went through about 250 posts, I think, and made very tiny changes to all of them.
One thing I did was … (10 comments)

arizona mortgage: Ten Day Close and Working With Realtors - 09/28/09 11:28 AM
I have this deal that absolutely must close in ten days. They want an Arizona mortgage with a 10 day close.
I was chosen as the lender because I offered the best all-around deal, and I was also well-acquainted with the Realtor, or so I thought.
Because the client was scrutinizing every legitimate cost, I went with the lowest priced wholesale lender, so that I could pass on the lower fees to the client. Regardless of what clients tend to believe, most fees on the Good Faith Estimate have nothing to do with the lender.
For example, I can not control how much … (8 comments)

arizona mortgage: Buy Arizona Foreclosures with Zero Down - 08/01/09 05:05 PM
There are some amazing new programs available in Arizona, for those looking to buy a foreclosed home.  There are thousands of Arizona homes in foreclosure right now, and the Arizona Department of Housing (ADOH) is doing what they can to help with the crisis.
The ADOH has introduced a program entitled "Your Way Home" and it has the intention of helping people purchase Arizona foreclosures with zero down.  The State of Arizona is contributing $20,000,000 towards the project.
The Your Way Home program will provide qualified borrowers with up to 22% as a down payment, in the form of a "soft second."  A soft … (5 comments)

arizona mortgage: Why Can't I Delete AR Spam? - 06/02/09 09:24 AM
Somebody named "John Henry" just spammed one of my posts.  He posted as a "member", but when I went to his profile page, of course it was totally blank.  Except his phone number, which I called.  Turns out there was no John Henry there.  The cell phone belonged to a Wendy.
He basically set his account up so he could spam ActiveRainers. There used to be a delete button for comments, which should absolutely be the case.  Now it seems to have dissapeared?  Why in the name of all that is Good and Holy would ActiveRain disable this feature?
Or am I … (20 comments)

arizona mortgage: Get Better Google Rankings -- Avoid Superlatives - 07/23/08 06:45 AM
I know I haven't written about SEO in a while, so I wanted to give this important tip to my readers. Trust me, this works!
If you have ever signed up for pay-per-click ads, like with Yahoo! or Google, you will find that they do not allow superlatives when you describe your site and set up your ad. For those of you that need a refresher, a Superlative \Su`per*la"tive\ is:
1. Lifted up to the highest degree; most eminent; surpassing all other; supreme; as, superlative wisdom or prudence.
2. (Gram.) Expressing the highest or lowest degree of the quality denoted by … (65 comments)

arizona mortgage: Washington Mutual: Predatory Bank, WAMU Sucks - 06/02/08 09:28 AM
This is an opinion piece, take as you wish, but I think Washington Mutual is predatory on what economists would call a micro level.  (They may be predatory in other ways as well, but I experienced it on a very "micro" level.)
While I'm at it, I also think they have lousy customer service and could care less about improving. (We'll see how they respond to this post.)  Over the years, while working as an Arizona mortgage broker, I have had many clients tell me that they've had negative experiences with WaMu, both on the mortgage side and with smaller issues, … (30 comments)

arizona mortgage: The Economics of Rude Clients - 05/03/08 03:10 AM
I'll just give a quick note to my friends, regarding why I haven't been around, regarding my fight with breast cancer.  I will post an update soon.  Things have been kind of crazy and I'm not sure how to write a post.  I'm completely bald again.  So there's that.  But I will post something with more detail soon.
Simply Not A Good Fit
Today I received a rude email from a potential client, but I think I handled it properly.
In this man's communication, he wrote that he had emailed me on Wednesday regarding Arizona mortgage rates.  Unfortunately, I had never received this … (65 comments)

arizona mortgage: October Is Over and I am Sad - 11/01/07 09:35 AM
Let me apologize in advance to my friends in Denver, CO-- but I was rooting for the Sox this time, just like I was in 2004.  I just love those Red Sox!
I won't go on and on and on about them...  But- come on!- what was with that crazy look that Kevin Youkilis displayed every time he stepped up to the plate?  He looked like a madman possessed.  It was a riveting offense.  Manny Ramirez, in all his enormity, looked like he was having beers while waiting to step up.  Just totally relaxed and totally confident.
In game one, Colorado's starting … (29 comments)

arizona mortgage: Lending Tree Scam: A Consumer Rip-Off - 07/18/07 08:13 AM

How LendingTree Misleads the Loan Consumer When it comes to lenders, mortgage progfessionals who broker loans have a distinct advantage over banks that are forced to use in-house lending options.
As a broker, I can set my own prices for the most part (meaning interest rate and closing costs).  In theory, I could give a client a wholesale deal with an interest rate and closing costs that would be impossible to beat.  I can also shop around for the best rates each and every different day.  For example, today I am locking my loans with a certain bank in Ohio; tomorrow, I may find something better elsewhere.
