Typically, to get a home sold, feet must cross the threshold, making way through all living areas inside out. A regular perimeter check of the interior and exterior will ensure the safety of everyone viewing the property. 
 
Recently, a frayed rug on a back patio of a home ended badly with a fall, resulting in a very quick trip to the ER to check for broken bones. The result was a severe sprained ankle and bruised knee. It's not okay to be lax on safety!

This is the second time to be presented with this offer in my career. The opportunity to meet with potential sellers without interviewing other real estate agents to list a home. We discussed wants and needs and then familiarized ourselves with each other.

Sellers may ask that you perform open house events in an effort to get their home sold. There are some advantages to this but the risks often outweigh any benefit as you will see in this story.
 
Opportunists posing as interested buyers may feign interest, when they are really looking to make a quick buck. Some will take anything of value like jewelry, electronic notebooks or small tools.

Time spent here in the Rain lately has been limited due to a busy workload. I am definitely not complaining with three closings in a month's time and the potential for several more by year's end.
 
The day-to-day drama that can unfold when trying to remain under contract while seeing a transaction through to the end can take up considerable time. Here is one example of doing just that!
 
A client called, wanting to sell his home in Cedar City, Utah and also buy a home in St. George, Utah simultaneously. His time-lines were extremely tight, so I listed the existing home and began the search for a future property.

Before updating paperwork prior to the listing expiring, my client received numerous phone calls from agents wanting to list her property.
 
One agent stuck his business card between the crack of the door at her home. And then followed up with a call, telling her that he belonged to a national brand brokerage, bragging about an international reach. 
 
She told him there are two sides, a selling side and a buying side and then said, "Well then, why don't you just bring us a buyer?" I had a good chuckle when she told me.

Using subterfuge to achieve a goal.
 
The home owner called, saying he wanted a knowledgeable real estate agent who had the ability to reach outside the local area of southern Utah to get his home sold.
 
I set the listing appointment.
 
He had previously listed his residence for six months with a brokerage that sells lots and builds homes. A mistake in my opinion. Their priorities focus on new construction rather than the resale market.
 
Unknown to me or the consumer, he was holding open houses every day in an effort to sell. After touring the property, taking a few photos, acknowledging craftsmanship and upgrades, we sat down.

Effectively advertising and marketing a home for sale is part of a listing agent's job to get feet through the door and get it sold in a timely manner.
 
Properties that are attractive and priced well usually sell quick, especially when the outer appearance entices potential buyers to cross the threshold. 
 
Some homes with less exterior appeal may need dressing up with flowers or plants during warmer months, fresh landscape or a new coat of paint.

Unsure of what to expect upon entry through the front door for a listing appointment, I soon got a nose full. When blatantly honest about sights and smells, would the home owner hire my services? Perhaps, if serious about selling. 
 
Every inch of the home was cluttered, not only with clothes, books, boxes but they had several big dogs plus mystery stains on the floors. I had to breathe through my mouth because otherwise, I'd have thrown up on the matted, multi-colored carpeting.
