1,071 homes expired in the past six months and that number does not include condos, multi-families or homes that were for sale by owner. Sadly, the numbers are much higher. Were you part of the statistic?

So, your house didn’t sell – now what? You are receiving unsolicited phone calls from a number of local Realtors all telling you they can get the job done if you list with them. How they are the greatest, number one selling agent in the community, and nobody else can get the job done better or faster, or for more money… blah, blah, blah. Am I right?

Everyone knows you are disappointed, and most likely angry that your house did not sell. Are you going to sit back and be angry at your former Realtor, your spouse, your children, the media… pretty much anyone or anything that crosses your path over the next few days, weeks or even months?

Once you settle down and realize that you still want or need to sell your home, it is time to develop a selling plan. Yes, I said selling plan! You want to succeed this time, right? Become a sold statistic this time. Here is a plan guideline to your future success:

What is the Property Condition – What is your house telling potential buyers? If it needs repairs, painting or cleaning, be prepared to take a hit on the offer price That is, if you can get one if it is in poor condition. Make sure you clean it, paint it or stain it if needed, and make those repairs. You have but one chance to make a first impression. In many instances your first impression will be on-line (see marketing).
house marketing on the internet Marketing Matters – Not all marketing strategies are the same. You want to make sure that your Realtor is doing everything they can to promote your property in the best possible way. Internet exposure is a must. You need a Realtor that has the ability to navigate the internet and market your home to as many potential buyers as possible. If your on-line presence is lacking with bad photos or limited photos, you can rest assured that it will impact the amount of people that will even take the time to schedule a tour.

How is Your Pricing – This is a critical piece of the home selling equation. A house that is priced right and in good condition should sell. A current competitive market analysis will help determine what may or may not have impacted the sale of your home.

Make it a Group Effort – Even though you have a Realtor that is working on your behalf to sell your property, there needs to be a collaboration to achieve maximum results. Your Realtor will use all the tools available to market and sell your home. You need to step up and make sure your house is presentable and accessible for all showings. Mutual communication is key to working toward the common goal of selling your home.

Very good advice!  If the house isn't properly prepared and the house isn't priced right, it will not sell any time soon.  I suggest sellers visit the website and check the listings of any agent they are considering hiring to see what their photos look like.

Paul - It surprised me too. MA is a small state and Plymouth County is even smaller. That number did not include withdrawn or cancelled either. Every day is a great day!

We have a lot more expired listings than in recent years, but nowhere near that.  'Looks like a great target market for future business!

Margaret - There are so many homeowners that have become discouraged because they did not sell the first (or second) time around. It is a difficult challenge to gain their trust and confidence, but I will do the best I can to assist them with reaching their goal if given the opportunity.
