coming soonMany agents are putting a sign in the yard of a home they are listing with a "Coming Soon" rider.  Is this for the benefit of an agent to greedily garner calls from buyers?  Is it in the best interest of the sellers to get the most favorable offer possible?

In today's market many agents are working with buyers and have them set up on programs generated from the MLS to notify their clients of any new listing that fits their criteria.  When a new property comes on it is sent to the agent and the buyer for immediate review.  If it's not listed in the MLS those buyers ready, willing, pre-approved and able to schedule a look through their agent and possibly make an offer on the home, are not notified.

When I list a home my job is to market the property to as many agents and buyers creating great showing activity to generate an offer on my listing. I want my peers in real estate to have immediate access and knowledge of my listings which invariably results in shorter days on market.  Are you working in the best interest of your sellers with your yard sign rider...Coming Soon??

I have seen signs like this here.  It doesn't really communicate anything!  It is not like advertising the coming of a new store or a new development.

Hi Dorie, Hmmm, never saw that in my area.  I'll keep my eyes peeled.  Wonder why they do that?  Pocket Listing, try to get some interest prior to hitting the MLS??  Hmmm . . . On the positive side, perhaps they are having the home staged, or sellers are moving out??  Just another "HUH" in this already wacky marketplace to be sure!

Carla nailed it. It could be for a number of reasons. But first and foremost, I would hope it's not because the listing agent is trying to be greedy and get a sale before the home hits the MLS.

This is obviously the agent trying to capture a pass-by buyer for themselves.  That should not be allowed in my humble opinion and it definitely does not benefit the seller.

Definitely feel like its trying to get some interest before putting it in the MLS at the expense of the seller. There are so many agents out there with qualified buyers..that who I want making appointments with my sellers!

Unfortunately many agents who take a listing for a reduced commission are hoping to make up for it by selling their own listing..this is one way to make sure they get the calls. An agent had a listing about 5 houses down from mine and had his sign out coming soon for 2 weeks before it was entered into the MLS. My house came on and was under contract in 5 days. He called me to see how I got it sold so fast. I told him I put it in the MLS where agents could see it and sure enough one showed it and wrote an offer!

Many agents are doing this and are telling their sellers this is a marketing strategy..for who?
