Hi Everyone,

 It was a beautiful day in Shasta County yesterday and a great day for open houses.  I was on my way to our new listing in Anderson putting out the team signs.  We had a great open house, and because of our signs so did the agents along the path to The Largent Team listing. 

On my way out of the subdivision I stopped at the other agents open house and she said, "wow! your signs are on every corner."  I apologized and said the good news is that all the folks who came to my open house should have stopped by yours, cookies in hand!. 

We talked about our listings and I commented on how nicely staged her listing was.  I continued on picking up my signs and was stopped by the neighbor of this listing. We chatted a bit and talked about all the listings in the subdivision.  The woman recognised our brand from the post card campaign and asked about the new listing.  

What should have been a 3-hour open house actually turned into 5-hours, putting out signs, 30 minutes chatting with the neighbors before the open house, and chatting after.  It all started with the signs, I just didn't get out of my car and put them away, I looked for someone to say hello to. 

We have sold two listings in this area in the past few months and were contacted by our listing because of our presence in the subdivision.  Take  the time to put out as many signs as you can and invite folks to your open house, it works.

I agree!! So many veteran agents don't like open houses, but it's the best way to get listings in the neighborhood, when neighbors SEE you there in their neighborhood!! WHen I send out my Just listed postcards, I put on it, "Please stop by my open houses...it's OKAY to be a Curious neighbor!!" THey usually come, with invitation in hand!

ONe more thing! IT's important to spend the extra money and have YOUR NAME on the signs, so people recognize YOUR NAME!! I recently bought 50 more signs. I put out about 10-12 every time I do an open house. I used to be pissed when people stole them...but now I've changed my thinking...it's my advertising expense. I don't do print advertising for open houses...I feel the signs are the BEST Form of advertising. SO...if i lose 4 signs,,, that cost me $50.00. I'd be alot more upset if I spent $180 in the paper and got no one to come. Paper doesn't give me the Name Recognition that the signs do. LIke you said... Even if noone shows up, the neighbors see my name.

WHERE Else do you advertise YOUR open houses?? I do realtor.com and Craigslist and MLS also.

I recently heard about posting them on Craigslist and we'll be doing that from now on as well.  Yes, Ruth you guys do have a great neighborhood there since you are focusing your mailings there, etc.  Curt was telling me about it and "you go girl"!
