THE K-HOVANIAN 72 HOUR SALE IS FOR REAL.

I'm sure many ActiveRain folks heard radio ads or saw TV ads, mostly interviews with Ara Hovanian over the past couple of days about the "72 Hour Sale" of K-Hovanian homes. 

THIS THING IS FOR REAL. 

Why are they doing it"  Who knows?  Who cares?  I'm not looking for ulterior motives.  I'm just getting a good home at a very good price for some very good buyers. 

I sold one today in Loudoun County and I have one very happy couple.  Since I follow this builder's location and prices in my area, I could easily see a very good buy for my buyer.  This is a buyer that just relocated from England and were not quite ready to buy.  Perhaps in the next 30 days or so because we just got them in a rental for the next 10 months.  So, they have time to look and think, and think, and think.  My buyers' final price is about 85% of the full price that they would have paid.  We negotiated everything in the incentive, structural, design center budget, and discount point. 

However, when I alerted them about the coming "72 Hour Sale" in the area where we're looking anyway, we got our ducks in a row this week, shopped the builder's mortgage company, looked at all of the new home builders in their price range and comfort comfort level, visited the design center to get a handle on the appliance, flooring, etc., and this was clearly the best selection offered.

This is not a commercial for K-Hovanian.  This is information for ActiveRain members who have buyers who may be on the fence.  Get them in tomorrow and sell them a house.  In fact, I got e-mail from an ActiveRain member about new homes in Virginia and I gave him this very information. 

I have another K-Hovanian under contract in another community and the builder agreed to reduce the contract price for that buyer by 2.5%.  Since we got a VERY good price when we negotiated the contract, my buyer is very happy.

Morning Room off Kitchen. 

2 acre lots in Round Hill, Virginia.    Base price:  $649,900 to $749,900.

What are some of the benefits for K-Hovanian?  I can think of a few; liquidity, sell some inventory, public relations, lots of free publicity on TV, keep their salaried staff busy, keep selling real estate by bringing prices to a level that folks will buy.

Sally.  I don't know where K-Hovanian has homes.  They're in about 20 states and very prominent here.

Actually, all of our builders around here are offering good incentives, but the stars lined up just right for this weekend sale with KHov.

Lenn-Congratulations to you and your buyers on a great deal!  I was over in Eagle Point today in Woodbridge with buyers.  News crew was there again (last night on NBC with Brian Williams) and I saw one couple writing a contract.  My impression in the last month is that builders are going to deal whether they are having a blow out or not.  I have others buyers out tomorrow and the builder they are interested in called me directly yesterday and said take 60K off the price.

Lenn,

HOV fiscal year end is October 31.  They need all the top line they can get by then.  They need to tell us how good the market is.

There are other builders who will run a few carnivals by the end of the year.

We don't have that buyer in Silicon Valley or nearby, but those homes look palatial! And the land - wow - 2 acres. You don't even want to know what that would cost here.

Cindy.  Go for it.  There was a bit of smoke and mirrors about the incentives, but bottom line is, my buyers saved about $50,000 over what they could have gotten over the past months.  We weren't just chasing price, this was an area they wanted and what they got is a very nice house for their money.  For the same price, without this special incentive pricing, they'd have been in Hirst Farm rather than Ridgeview. 

Mike.  This builder's focus is end of the quarter on Sept. 30.  We realize that.  The important thing for this builders timing is that these home, which are financed constr/perm will settle in probably November and the builder can book the full money for 2007.  They get some liquidity and my buyer get a great house for the money.

Sally.  I didn't see Hawaii on the list.   

Mary.  Thanks.  Actually, 2 acres for this price is pretty good around here too.  Comparable builders in the area of this community are in the $800-900K range on 3 acres.  Two acres are just fine.  In face, my buyers like this location better because the lots are wooded rather than build on pasture land.

Hi Lenn - "Good Morning America" did a segment this morning on this very topic.  They were in Virginia, Black something I thing the town was named, and the builder they showed was the one you mentioned here.  The amounts of money they talked about saving were pretty significant - what a great deal for those buyers who seize those opportunities!  And good for you and your buyers!

Ann.  I'm not familiar with any community or town where "black" something is located.  But, I know that this was a significant saving for my buyer.  What it permitted them to do was buy 4,400 square feet on 2 acres rather than $3,500 square feet on a 1/4 acre.

Thanks for letting me know.  I'll follow the success of the "sale of the century" later.  Hovanian is leading the way down for prices and other builders will have to follow.  Sooner or later, if there is any reason in our market, resales will come down significantly too.  That's the tough nut to crack.

I'm not sure if that particular builder is out here in Southern California. But, I have heard about other local builders with the same 72-hour incentives!
