Braemar Property Values: January-February 2011 (Courtyard Series)

Can you feel it?  Spring fever is in the air in Braemar!  The days are getting longer and the temps are warming up.  There's an optimism in the air and when it comes to the Braemar real estate market, it's well deserved optimism. 

With January and February behind us, it's time to take a look back at resale activity for Courtyard Series homes in BraemarWhat's a Courtyard Series home?  It's one of three different floor plans that share a private pipe stem driveway and very small yards.  Floor plans include the Arlington, the Ballston and the Clarendon.

As with the prior report (November-December 2010), there was only one resale of a Braemar Courtyard home during the first two months of 2011.  It was a Ballston model with four bedrooms and three and a half bathrooms.  It listed for $364,900 and sold for $355,000.  That $355,000 sales price now becomes the average market value for Braemar Courtyard homes.  This brings the average market value of a Braemar Courtyard home up nearly 4.5% since last report and up over 18% since this time last year.

If you put your Braemar Courtyard home on the market, and priced it to current market conditions, this report tells you that you could expect your home to be under contract in sixty days. You could also expect to pay an average of 2% of the sales price in closing cost assistance to the buyer.
