Princeville Kauai condo (and house) + short sale update for the week of May 29th to Jun 4th

Aloha,

Finally, some sun today! Once again we had flash flood warning this week and several truly torrential downpours. My only question is, why does it happen everytime I go out to show property? My client's showed up at the house they wanted to see with a beach towel over their heads, then used the towel to dry off before viewing the home. I love the rain, but not when I'm trying to get into the car holding an unbrella, paperwork, my purse, water and everything else.

This past May outperformed May 2010 by a solid 24% increase. I'll be posting a brief overview of May 2011 Stats next or you can go to my website and download the entire report. Now on to your weekly update:

New Listings:
Nihilani 21B, a Moana FNMA REO hit the market this week priced at $299,900 after selling for $656,650 in 10/06. This unit offers HomePath financing with very attractive incentives. Nihilani 8A, a Makani townhouse style unit, sold for $803,302 from the developer in 3/07 and is new on the market at $750K. Pu'u Po'a 308 was last purchased for $360K back in 10/91 and comes on the market this week at $1.350M.

Back on the Market:
Bank owned Mauna Kai F6 is back on the market priced at $254,900 after selling for $431,650 in 11/04. It was foreclosed on in 12/10 and went into escrow on 4/18, which apparently didn't work out.

Contingent:
Mauna Kai T4 went into escrow priced at $293,040 as a bank REO. This unit sold for $655K in 11/06 and was foreclosed on in 12/10. Pu'u Po'a 413 is in escrow while priced at $1.488M. This unit sold for $1M in 4/09.

Sales:
Ka'iulani 43 sold for $1.175M while listed for $1.350M. This unit last sold for $1.650M in 3/08 and was not a short sale. Someone must have really wanted this particular Mauna Kai unit, F24 as it went into escrow after only 6 market days and sold for $319K which is well over the asking price of $274,900. It was last purchased back in 11/96 for $129K. Puamana 9C was listed for $279K and closed for $270K. The last purchase price was $175K in 4/02. Puamana 21A closed for $290K while priced at $330K. This unit sold for $253K in 5/03.

Expired:
Sandpiper 128, a FNMA REO expired while listed at $214,900. The last sale for this condo was in 6/05 for $490K before being foreclosed on in 1/11. Puamana 24D was listed for $295K when it expired. The last sale was in 9/03 for $268K.
Withdrawn:

Price Changes:
Sealodge F1 is a short sale purchased for $600K in 6/05, which then reduced from $299K to $279K this week. Short sale Nihilani 5B reduced from $394,500 to $294,500 as it fell out of escrow and came back on the market. It sold for $710,405 in 10/06. Villas of Kamali'i 33 reduced from $795K to $695K, having sold for $649K in 7/04.

Things seem to be picking up for summer (hopefully...) While out showing property this weekend I met several other realtors/clients looking at the same properties we were. At some of the units, it was almost like a parade as one group came in and another went out. To me, that's a good thing! That's it for this week.
