Fishhawk Lake Real Estate-What is a Pocket Listing?

 

How do you define a pocket listing?  I have used this option for lake property at Fishhawk Lake with those sellers of mine who for a variety of reasons, don’t want to have the regular contractural listing that goes on MLS and the worldwide web.

 

Here is Wikipedia’s definition: A pocket listing is a real estate industry term used in United States which denotes a property where a broker holds a signed listing agreement (or contract) with the seller, whether that be an "Exclusive Right to Sell" or "Exclusive Agency" agreement or contract, but where it is never advertised nor entered into a multiple listing system (MLS) or where advertising is limited for an agreed-upon period of time. In Canada, this is referred to as an "Exclusive Listing".

 

 

 

Fishhawk Lake Real Estate Pocket ListingIt’s like having a listing literally in "your pocket” and not anyone else’s.I like to think of the pocket term being similar to your wallet, you keep it in your pocket,  and you don’t share its contents with everyone, just those that you decide to share it with. In simplistic terms, a pocket listing is a listing that is yours exclusively (secretly) and is only shared with your clients or those with whom you choose to share the information.

 

 

 

When I have sellers at Fishhawk Lake  who may not want to have a sign in their yard because they don’t want their neighbors to know (yet) that they’re “selling”, for whatever reason, then this is a viable option.

 

 

If I have a seller who doesn’t want to make it “official” by allowing other agents to know, but if I happen to be showing buyers around and this lake property at Fishhawk Lake is a potential match for what they’re looking for, then this works for both sets of my clients. Because I have buyers who have already given me their wishlist of what they’re looking for at Fishhawk Lake, I keep them in mind and let them know if this particular property answers their needs, before it goes out to the public. 

 

Right now, for example, there is a family with lakefront property at Fishhawk Lake whose mom is steps away from having to leave Fishhawk Lake (her fulltime residence for many years now) because she’s no longer as independent as she once was and may need to move to a higher level of care than what the family can offer.  By having a pocket listing with me, the mom won’t be wondering about the sign in her yard, or why a whole bunch of people are traipsing through her home. When I want to show it, I will simply call the family and they will then take their mom off premises, so that she doesn’t get confused about what’s going on. 

 

Most of these people are my neighbors at Fishhawk Lake and know me, so they feel comfortable with this type of listing. Maybe they just need to get their feet wet before going forward (no lake pun intended)!  It has worked well for me in the past and we put together a very simple one-sheet contract defining our relationship, pricing and commission structure, sign/date—DONE!

 

 

 This works very well for me as well as for my clients who are both sellers AND buyers because I work with both through about  98% of the transactions that happen here at Fishhawk Lake. Sometimes it's just the best fit and it makes them each feel like they're protected and looked after without the "world" knowing all about it.

Hi Gayle!  I love your new picture.  And, congrats on the feature.  I can see how pocket listings might work really well in your market.  I've heard of them in the past haven't ever used them myself.  I work in a larger market and pretty much demand that my sellers be motivated enough to want the sign in the yard and MLS.

In my small niche area, this DOES work out really well, because I know the people, the properties and most of the buyers are contacting me directly, too. If they don't find what they want at the time, they've asked me to "keep them in mind if something else comes up"...so I keep a running list of those for my pocket listings as well as newly listed properties that are on MLS. I don't tell them about one UNTIL I have paperwork signed.

Hi Gayle, I see why this was featured, congrats, I would have suggested otherwise, I have never heard a pocket listing explained so simply and it is an example of another tool in our arsenal, I can see where in a community like yours, that it would get used a lot more than in a normal subdivision elsewhere.  See my reply to your comment on water restriction post, thank you by the way.

I've rarely used a pocket listing but they are indeed perfect in certain cases.  Our form clearly states the owner will get more extensive publicity with MLS exposure, so all is above board.  I think all agents should understand pockets because they are right for some specific situations!

at the end of the day pocket listings are just wrong. they are a disservice to your seller because an agent is acting unethically by not getting them maximum exposure.

Here in the Pittsburgh Area (West Penn Multi-List) we HAVE to enter properties into the MLS within 48 hours once the paperwork is signed.  A "pocket List" here is meant that we have a list of buyers and we call them with the details of the property when the papers are signed and we are not at the office yet to get the info into the MLS.  It happens mostly with listing agents that list foreclosures... they have investors waiting to jump on foreclosures that are nice and priced right. When they hit the MLS they are already "Contingent"

I appreciate everyone's input. I will say that NO ONE comes out here as far as agents. No one but me shows these properties because we are out-of-the way. I just got a new client because an agent refused to show these people property claiming that it was an hour and a half away (it's an hour where she is located) and she actually gave the code to a piece of property because they were already out here--excuse me, now THAT'S UNETHICAL.

So at the end of the day, it's about serving clients' needs. And whatever those are, I'm here for them. And I will tailor it to fit them.

That is a term I haven't heard in a long time. We used to have 'pocket listings' on land quite often. I actually have one on some horse property right now.

I like your new picture also.  You're a hottie, as the kids say. (that means you're hot).  (Delete this comment if it's inappropriate, I won't be offended.)

I'm in a "mandatory" board which requires all listings be placed into the MLS within 48 hours unless the seller signs a statement that they understand they will not sell the home for full market value.  The standard listing agreement also states the property will be placed into MLS within 48 hours.

I've never taken a pocket listing in 35 years.  I've had frail sellers where the showings were restricted to specific days and times, but the listing was in the MLS. 

I'm in a large urban and suburban market in the South San Francisco Bay area, not beautiful, rural Fishhawk.

Todd, thank you for being on the "plus" side of pocket listings!  I realize it's not for everyone, but hey, that's what makes life interesting!

Lloyd--why would I delete this--it's a compliment!!! Hottie, hot--shoot, I don't care, it makes me feel good!

And we're all in different market places and it's nice to get each other's take on it...plus learn about someone else's niche.

I have appreciated all of the comments.

I spend a lot of time working with off-market properties and there are, in my opinion, varying degrees of "off market".  It's definitely harder to sell but there are advantages.  I think the biggest thing people need to know if that off market or pocket listings don't have to be high-end.  I've had or known many priced at or below the median for an area.

Pocket listings in our area are done with a handshake.  I have had a few pocket listing and none successfully closed.  My pocket listings have been listings that I have had that have not sold in MLS and then sellers will pull the listing from MLS over the summertime (our slow season).  They usually relist just before the winter residents return. I don't see anything wrong with pocket listings as long as the seller understands what it is and they are not going to get the full exposure they would with an Exclusive Listing Agreement.

Good for you Gayle. It's obvious folks trust you greatly in Fishhawk Lake...and why not? You've certainly earned it. Real Estate isn't a "one size fits all" business -normally if they are getting "less" exposure, it might take a little longer to get them sold, but I doubt it considering your unique situation. YOU are pretty much "it" in Fishhawk Lake - at least in my mind.

Hi Gayle, Congrats on the feature. My words have been  said already. Would just like to add that in my area, also, pocket listing is not a signed anything. It is not something I like because so much can go siddeways at any time and then what?

Hi Gayle....all listing should not go into MLS- all of our land listings are pocket listings....we market them to builders....we do not take any commission on the land if we sell it to one of our builders and we get the listings on the homes....if it's another builder who buys it and they have their own marketing team, we'll need to be paid a commission.....that doesn't happen often....we usually sell the land ourselves to one of our builders.
