In this challenging real estate market, here's how I've always looked at my real estate transactions: It's also a way I keep myself sane along the way...
As a LISTING AGENT, it is NOT uncommon for me to see LOW BALL OFFERS. I know, the term LOW BALL OFFERS is used rather loosely. It's pricing and pricing is always a matter of opinion. It also depends on who's court you're on. If you were a buyer, I bet you think the offer you have made is fair and reasonable. If you were a seller, you too believed you're priced it fair and reasonable and the offer you received in hand may be very well FAR from reasonable.
At times, we will also admit that buyers have watched too much news about the horrifying housing collapsed market. Every buyer will use this knowledge (whether it's true or not) to his/ her advantage. Therefore you'll see the LOW BALL OFFER.
As a BUYER'S AGENT, it's also not uncommon for me to present low ball offers. I can only do so much to educate the buyers. In the end, you want to see how low the seller would go. As buyers, they often forget, at least here in Texas, when you submit your offer, and you may win - you may only win half the battle. The other half of the battle comes after Inspection when you have to go back to the seller for repairs.
If you'd made the seller feel you've cut off his hands/ feet, he may not come back as nice on negotiation repairs. If you'd been nice at first, the repair negotiations go alot smoother.
No matter which court you're on - buyer or seller, or even as agents representing clients, check your little attitude about the transaction. In this challenging housing market, won't you rather have a beginning contract to negotiate with, rather than not having one at all?
Check your GRATITUDE attitude. Be thankful you have something to work with - I mean all parties involved. I, for one won't go down without a fight for my clients, but at the same time, I want to be thankful for the opportunity for being in the transaction. I feel looking at transactions this way is far better than just trying to poke the other party's eye out.
The next time you're facing difficulties, remember to check your attitude. As it says in the Bible, when troubles come your way (and we've known that all transactions come with its own sets of hiccups), consider it an opportunity for great joy. For you know that when your faith is tested, your endurance has a chance to grow.
