As a Realtor (R), I probably don't have to tell you that you need to "list to last" in the real estate profession. Listings lead to more listings because listings give you exposure. Marketing your listings gives you even more exposure. The big question becomes exactly HOW do you make sure you are always "listing" to make sure you last. I've talked to many people who have been in the business for more than 20 years and they all tell me the same thing. Farming...marketing...farming...and more marketing!

You need a plan, a real estate marketing plan that leads you down the path you which to travel or the neighborhood you wish to work. The FASTEST way to give your business a shot in the arm is to get in touch with all of those past clients you have (likely been ignoring) and your sphere of influence. They already know you, they know your work as a Real Estate Professional and they like you. I find that so many Real Estate Agent don't keep in regular contact with their sphere or their past clients and that is where the pot of gold is.

If you are a great real estate agent, and I hope you are...those past clients WILL use you again and again when the time comes...IF THEY CAN EASILY FIND YOU. They will also refer you to their friends and family IF THEY HAVE YOUR INFORMATION HANDY.

I once read a study that said, "people move on the average of every 5-7 years". I myself have lived in my home for 11, but I have sold real estate in the last five years and I used the same agent who represented me the last time...and I am a Real Estate Agent! Keep in touch with people and they will use you a second time or a lifetime for that matter...make sure you are always asking for their referrals. Buying and selling real estate is a big deal for most people and everyone is looking for someone they can respect and trust.

When you keep in touch, you show your consistency, your commitment to your business and your commitment to Real Estate.

I FARM for good rental listings to manage * I'll send out 400 3-panel flyers in December * once real property tax bills are sent out AND mailing addresses on our tax assessor's website are purge and corrected.

I have AN excellent portfolio of rental properties; however, I am finding that I need to continue to FARM to get good listings in my business as properties sell or owners move back to their homes.

Hi Wallace,

Thanks for the feedback on your farming and how you get results.  I have been told time and time again how important it is to KEEP farming once you start.  It's the only way to protect the investment in any farming already done.  :-)   I would have to assume your having a nice clean database every year certainly helps your cause.  There are many who don't understand the importance of a nice clean database.
