How About I Just Knock on Your Seller Client's Door to Get an Appointment

Setting a showing appointmentFrom someone who is adamant about answering and returing calls in the shortest amount of time possible, it just drives me nuts when an entire day goes by and an agent hasn't responded to a message requesting to view one of their listings.

In this case, between Friday and Saturday, I've called the only number posted in the listing (the office number), I had to hunt down an alternate number to call (the cell), I've emailed and texted the agent and as I'm typing this post, I'm thinking that today maybe I'll see if he's on Facebook, Twitter or LinkedIn and perhaps, just PERHAPS he'll respond to my repeated request to see one of his listings.

But you know what I'd REALLLLLLLY like to do?  Knock on the seller's door and see if I can get an appointment to show their listing.  But I'd be pretty wrong for that wouldn't I?  Don't worry, I'm not going to do it.  But tell me how wrong the listing agent is as he pretends to be working for the seller?

I think this house would be a very good deal for an investor client of mine so I'm pretty determined to get in.  I'll call, email, text and leave messages for the listing agent today (New Year's Day) and tomorrow the brokerage is likely to be officially closed so I don't really expect anyone to pick up the phone and answer until Tuesday.

I can live with the fact that some agents don't work on weekends. I don't understand it but I can live with, but all I have to say is if you aren't going to be working on the weekend or any other time, then please make other provisions for agent to view or show your listings.  At the very least, have your voice mail reflect the fact that you'll be out of reach until ______ and to try back then.  Oh wait, of course you can't leave a message like that.  Your seller might hear it.  Oh silly, silly me.

Sure there are plenty of other investment properties to view, but who doesn't love a bargain?  So I guess I'll press on.

I am sad to read some of these responses...

1. Its the holidays, get a life, people take off to be with their family and have a right to some downtime. 

2. File a complaint with the board because someone has not called you back over a holiday weekend. 

Sure there are worse things in the world to worry about. 

Most likely anyone looking over a holiday weekend is a lookly loo since who can be expected to be around during the holidays or places no value on agents since they expect people to be running around for them. 

Serious buyers and sellers respect agents time, understand that its the holidays and will wait. 

I did have 2 agents call me Xmas eve to try to get into my listings.  I called them back a few days later and told them we would look after the weekend and guess what they did! 

Real estate agents are working harder than ever for nothing and many of us are simply setting boundaries, and hours etc that are in place for any other reputable business.

In Maryland a few years ago, showing agents contacted sellers directly and I found it very efficient.  There was much less delay in scheduling, no necessity to wait forever for one broker to call back before we could schedule other properties.   Sellers also could simply say "2:30 is better than 2:00" and we could go from there, rather than plaing phone tag back and forth on some time change.  

Most brokers here in northeast Tennessee have warm, friendly and efficient office staff who do this expeditiously, but the other extreme is offices that don't have anyone available.  

While we're griping, may I complain about listings of vacant houses that say they're occupied.   Granted we have to tell the broker we're showing, but it's much simpler to schedule our route if we know which ones don't have us making a seller leave home maybe longer than necessary on the change we're running a little late.  

Related - there's reluctance to have two showings at the same time, which I don't understand - as seller's agent, I'd like to create the sense of urgency of having two buyers looking at the same time.

I would not knock on the door.  I would be very polite about it and explain I had not been able to reach their agent.  Ask if they have another number for him.

Betty Jean if you would read the comments randomly instead of selectively, I think you will find that NO is objecting to agents taking time off. I am in a 2 person office and I was off for the better part of last week. But guess what? Anyone who was looking for me, knew that whether through the other agent in my office, via My voicemail or some other means. I am not a 24/7 agent and adamantly oppose to anyone who is.

Boy do I hear you, Charita!  That is a big pet peeve of mine and I agree with you that if the agent doesn't work weekends great, but for many people that is when they can look so they need to figure out another way.

PS  I don't agree with Betty Jean, sellers might wait but buyers may be in from out of town just for a short while and I've found they aren't all that patient!

But, your buyers are under no obligation to the Realtor Code of Ethics...just sayin...!

Exactly! It's so frustrating when you have to hound, hunt and diligently pursue a listing agent to see a property. It's ok to take a day off, but do have a plan for agents to show your listings if needed. I just spent 3 days tracking down an agent for some answers after a showing that went pretty well. It's hard to believe when you have a potential offer, you would wait to get back to people.

We have the "showing time" feature in our area.  I call it the easy button.  It is free with our MLS subscription and it includes feedback.  I am amazed at the number of agents who don't set it up.  It is especially good for vacant properties.  It eliminates the time-wasting run around.  I don't like some of the centralized showing services used in my area, especially when you have to go to a website and sign in with a password.

Taking care of you seller includes setting up appointments for showings.  If you don't want to do it, ask your seller to have their number placed in MLS so they can do it themselves.  As stated above, sellers will find out if you are not taking your phone calls because buyers and their agents will contact them directly.

Hi everybody.  Thanks for all of the comments.  It looks like the overriding opinion here is that no one is opposed to anyone taking a day off, some days off during the holiday or even a vacation.

The real issue is coverage and provisions for viewing properties.  If one is not going to be available some options are:

  • Indicate that on a voicemail system
  • Use email auto responder to annouce absence and alternatives (if any) for viewing properties
  • Provide contact number other than office number which is generally closed on the weekend
  • Place availability in agent notes in the MLS

these are the kinds of agents that we all want out of our business ... I am on the local and state board of directors and al kinds of committees and this comes up all the time .... nothing will change until people bring up ethics complaints against these agents .... 

 

now imagine when you get this kind of no response from agents that have short sales and you are trying to call them to get an appointment for an interior bpo .... really ... you don't care about your client and or your commission?   ... and than they wonder why they can not get a short sale approval ...

Being in this business we are pretty much on call 24/7. OK maybe not 24/7, but most of us are online everyday, so returning an email should not be a problem. Good Luck.

Jairo I agree (ok maybe not 24/7), but yes a great many of us are probably online anyway.  What's the harm in responding to an email  I am one of those people who will joking tell others, just because I email you, doesn't mean you should pick up the phone and call me.  There are times when I'll respond to an email but for one reason or another I'm taking time out from phone calls.  But nonetheless, arrangements can be made to cover me if and when necessary.

It's very frustrating when you cannot reach the listing agent to ask questions or schedule an appointment. I remember contacting an agent who provided me with the access information only for me and my client to arrived at the property, but could not get into the screen door.  It took days before the agent called me back, but my client was willing to wait and actually put a contract on the house.

I feel your frustration.  I have been chasing down a listing agent after writing an offer.  Call, text, email etc and no response.  First time home buyer so frustrated because they really like the home. 

Totally frustrating! It really makes our profession look less than professional. 

Suppose to finally get a counter offer over a week after the offer and now that they have 3 other offers.

It just ratchets up the frustration when you can't even get in the door to see a listing, especially when you or your client are already excited about it. Maybe this agent's broker will set him straight. Good luck!
