When most people think of the city of South Pasadena they think of the Crafstman or other character homes that can be found on the tree-lined streets in this small separate city within the San Gabriel Valley. In the Altos de Monterey or Old Altos areas of the city you will find some custom and semi-custom homes that offer a more contemporary feel with many of them offering some incredible views. Condominums, townhomes and lofts in South Pasadena have all of the area's amenities but with less maintenance by the homeowner.
In February 2012, there were five sales in the category of condo, townhome and loft. They ranged in price from $307,000(on Monterey Road) to $600,000(on Ramona) with an average sales price of $480,400 and a median sales price of $485,000. In February 2011, there were nine sales according to our local multiple listing service and they ranged from $338,500 to $618.000 with an average closed price of $449,500 and a median sales price of $379,000. Four of the sales in 2011 were new construction. Two of those were at Station Lofts and two were at Mission Commons. In 2012 only one new construction loft sold as Station Lofts is sold out and Mission Commons has one remaining unit in escrow.
Currently there are only five properties in the condo, townhome and loft category within the city of South Pasadena available for sale. They range in price from $279,000(older building on Fair Oaks with two bedrooms/one bath and approximately 791 square feet) to $749,000(a four bedroom unit at Mission Meridian Village with approximately 1866 square feet).
There are eight properties in the category currently in escrow as of March 25, 2012 according to our multiple listing service records and they range in price from $119,500(Yes, unbelievable price but it is small at approximately 443 square feet and due to its own-your-own type requires all cash) to $629,000(on Mound Avenue with three bedrooms).
