Stop Treading Water And Follow The Leader....It's A Game We All Know!!

How do we decide what method of marketing to use?  There are so many and everyone has a different budget.  How much faith can we place in what others do?  If those agents are in your marketplace and they are successful with what they do, I’d make an effort to shadow and model their every move.

Follow the leader is a game that we all learned at a young age, and it continues to be effective throughout life.  This is a simple path to follow and someone else is already leading the way.  Following is an easy task, and you can improve what that person is doing.  You can play the game better than the leader, if you try it. 

One can add their own flavor and style to create a new look to someone else's method or product.  There are many agents who are treading water to stay alive, and they could easily be moving forward but they’re unsure of how to proceed. 

Find the top producers and make note of what they do every day; notice how they market; do a Google search for them and see what surfaces; and make a commitment to stop treading water and learn new strokes that will move you closer to accomplishing your goals.  This is a really simple lesson.  The best part is that someone already proved that it works!!!

Barbara, I will add a couple of more things to your good advice. Don't be afraid to give something new a try if it makes sense and don't get stagnant. Freshen up from time to time what you are doing.

Yes, I think it's always best to learn from those who are doing better/are at the top. I try to do this with my own franchise and talk to others across the country.  That's how I found Angie's list which is now my #1 source of biz.  I also try to learn from others in similar or complementary industries.  And, that's how I stumbled onto AR.

One of my favorite swimming events is the individual medley, Barabara.  You don't have to be the best in any one of the strokes although combine them and the versatility makes you #1.  Extract what you need from the leaders and bring your IM capability from the depths.  What a wonderful post today!

Barbara, definitely learn from the great ones and tweak it over time, as they also tweak their marketing over time. But the basics will always work, as you so aptly illustrate with your direct mail marketing.

This is very true.  If an agent actually does something "special" to promote a property, I will grab a copy during caravan.  Usually, they just have out the "set-up" sheets.  And, if they "do" something, it's usually the same old express docs glossy marketing piece.

Well Barbara, I'm not totally sure about this one...one of the top sellers use to be a topless local dancer...not sure i want to follow in those steps!  lol...but i have to say she has done incredibly well with a following!  No honestly, it always makes sense to do this well...

Corinne.... many heavy hitters are fed business by a special contact.... today, bankruptcy trustees are a great source of business for listings.....I've seen that happen and the agent does nothing except list the properties.....
