The only aspect of my business that I would want to makeover or upgrade would be my generation of leads.  Of course, this is probably the most competitive part of everyone's business, as we are all vying for the same customers.  Even though I seem to have a good internet presence and I know that converting internet leads is more of a numbers game, I still crave having a system that I could be confident in.  When I am able to speak to people on the phone or meet them in person, they will usually become a customer, but getting to that point is what I struggle with.  I don't fancy myself as a salesperson and don't like to try to sell someone on why they should pick me.

 

Currently, I use Market Leader for my lead generation efforts.  It frustrates me though, as it is hard to know for sure if leads are coming from my own marketing efforts or the efforts that I pay Market Leader for.  I see the value in what Market Leader provides, but at the same time, I am not confident that I can solely rely on Market Leader, thus I do a lot of marketing on my own.

 

Daily, I get calls or emails from the likes of Zillow, Trulia, etc. wanting me to swtich over and pay them to generate leads for me.  Currently, I am seriously thinking of making a change, but I don't know what to change to.  I would be very interested in feedback from others here in the Rain with regard to what they do and their level of confidence in the lead generation activities that they participate in, so please comment as you would like.

Hey Brian,

I currently spend my dollars with Trulia, and I get leads daily.  Trulia has improved its process and has a limited contact management system built.  I find it best to pull my leads into Outlook and work them from there.  Trulia does have a product where an agent is exclusive to a particular zip code or city.  And as you already know, it's a good idea to have multiple ways of generating leads.  SUGGEST and I look forward to hearing from other AR members.

Hi Brian,

 I am working on the same subject matter right now ..,..so funny but that tells me that there are many of us out there who need to jump forward with something new. I have a friend who spends $1500 a month on Zillow and forget) another large one and she gets so many leads and has many in escrow every month so it is an option I have been thinking about. I am just concerned about signing contracts for a year.

Thanks for the feedback Kristin, I wonder if the leads coming from Zillow are higher quality than those that come from Market Leader?

Very timely Brian....I'm investigating as I write this.  Honestly, my BEST leads have come from my Wordpress blog where my single focus is short sales.  Buyer leads from other sources seem to be full of folks just looking who might already be working with an agent.

Joyce, I use those sites as well and most of my leads seem to come from them.  It is difficult to know for sure, as Market Leader controls my lead system.  It seems like if I don't pay them to generate leads, then they don't push through the leads that I have generated through my own efforts.  Not completely sure about this, but when I stopped paying for them to advertise for me, my leads dried up, even though I was doing the same things that generated 20 or more leads a month through my own efforts.  This has always made me uncomfortable with Market Leader, but I don't know of a better alternative and it would be difficult to switch.  Pretty sad that big companies can treat their "valued" customers so badly, but it seems like it has become the American way.

Brian- the most leads I have come from my database/ sphere of influence. I call and ask "who do you know...." it's free and I always know where the business is coming from.

HUM, not sure I understand how market leader, etc. currently generates leads.  Is it a property search engine that displays your contact information?  If you want to know which source is creating the leads could you have a unique email address for each lead to send the info, then you can identify where the lead came from.

Laura,  thanks for the comment.  Market Leader does ads for me on Google and other places and from this, leads are generated through people signing up on my website.

I am dealing right now with the question of trying to increase my lead generation.  I tried Zillow and Realtor.com advertising and did not get anything.
