Lots and Land TallahasseeIt has been quite some time since we have reviewed residential lot sales in Tallahassee, and our update is quite revealing in terms of where the housing market is heading.

Currently, there are 623 residential lot for sale in Tallahassee, which represents more than 1 lot for sale for every 4 homes for sale.

Additionally, there are many more that are not listed, and we will see this abundance of developed residential lots continue to impact the Tallahassee real estate market.

In many Tallahassee neighborhoods, home builders are able to buy residential lots cheap and thus bring homes to the market at prices consistent or below existing home sales prices.

Residential Lot Sales In Tallahassee

The following graph shows that residential lot sales in Tallahassee have started to rise as land values decline.

In the real estate graph above, the green area shows that the number of residential lot sales are up 50% since the bottom of the land market in 2009 (currently averaging about 63 sales per month), while average values have dropped below $40,000.

The abundance of cheap residential lots could very well be a siren's song for home builders desperate to get their crews and sub contractors back to work. With the supply of homes for sale in Tallahassee already on the glut side, these new homes are taking the place of existing home sales which need to clear the market sooner or later.

I worry that these pockets of new construction might drive home values even lower in the neighborhoods that are seeing the greatest amount of construction.

Something similar happened in my tiny market. A wealthy local individual decided to develop a high-end subdivision. Builders flocked to by the 40-60k half acre lots. I think three homes were eventually built, and this blunder marked the "retirement" of several builders...

Joe, with such a precipitous drop it appears that equilibrium has been found considering the amount of inventory available.  This will be interesting to watch it unfold.

The new construction market has really turned around.  Hopefully builders see the selection you've got and grab them to get started.  There will be even more demand next year.

We don't have much new construction here.  What few lots there are are priced pretty low.  There are so many hurdles a developer has to deal with at the city planning department, it is a daunting task to develop new subdivisions.

On Marco Island, we have limited newer homes on the market due to the construction slow down in 2005.  I've had cases where my newer listings in pristine condition have lost a potential Buyer to new construction since it was cheaper to buy a lot, because lots are selling so low, and build exactly what they wanted.   New construction is picking up down and we are actually experiencing new model homes coming into the marketplace again.

In my local county there are a 40 YEAR supple of lots for sale or not listed.  Sounds like you have a lot there too...just something to keep in mind that you should get a good price when buying a lot or your paying too much.
