Pasadena CA - Welcome to Artisan Square

Located in Northeast Pasadena, Artisan Square is a Mediterranean inspired community of 52 townhomes built in 2005. The two and three bedroom multi-story residences are appointed with high-end finishes, fireplaces, patios and balconies plus individual garages. The stucco exteriors have extensive use of wrought iron and tile. The professionally managed complex features beautiful landscaping, intimate courtyards and themed fountains.

Artisan Square is located just north of the 210 Foothill Freeway south of Villa at Altadena Drive. This highly convenient location offers easy access to the Gold Line Sierra Madre Villa Station as well as shopping in Hastings Ranch.

There are currently no townhomes in Artisan Square available for sale. There are two residences in escrow. According to our local multiple listing service there have been three sales in the January through July 2012 period. The sales ranged in price from $360,000 to $443,000 with an average sales price of $394,333(median $380,000). Two of the three closed sales in 2012 have been short sales.   The average price per square foot is $280.21.

For the entire year 2011, there were three sales in Artisan Square ranging in closed price from $425,000 to $518,000 with an average sales price of $461,000(median $440,000) and an average price per square foot of $293.92.   One sale in 2011 was a bank owned and the other two were standard sales.

Michael: What a great looking place to live. Artisan Square looks so cool... so peaceful. You mentioned that currently there are NO homes for sale in Artisan Square. I am not surprised. And I'll bet when someone does put a home on the market there... it sells quickly.

I am not sure if this post is a market report, or a Hyper-Local post. Or both. But for any blogger who wants to do either type of post... this post of yours would be a great example of what to do. Very nicely done. "suggested"

Hi Michael - Artisan Square has a great feel to it, with lovely architecture and a great setting. It's no surprise that there aren't any currently for sale - if I were buying in Pasadena, I'd ask you to keep a close watch on that development for me.

Will -- Artisan Square is definitely in a convenient Pasadena location.

Malcolm -- the length of time on the market for short sales is longer than standard sales but overall the location, setting and amenities make Artisan Square very appealing.

Hi Dick -- we don't have a great deal of new construction(2005 is considered new) in Pasadena as the area is pretty well built-out. This large parcel of land was formerly a supermarket and the neighborhood is certainly enhanced by this attractive addition to the neighborhood. There are a few complexes where I have clients waiting for condos/townhomes or lofts to come on the market for sale - I could certainly add you to a list for Artisan Square when you decide to make the move back West.

Ron -- you're right -- since I wrote this post a property in Artisan Square came on the market and had an offer within days and is now in escrow.
