You are buying a Los Angeles home and want to know if you can negotiate the price.  You certainly can.  The seller would be extremely happy to accept more than the asking price.Buying a Los Angeles Home and Negotiating the Price

I am singing the same old tune.  Inventory is low and buyers are scrambling for the few homes that do come on the market.  There are areas like  North Hollywood, and Burbank where there is no shortage of inventory and the median price is around $385,000, low by Los Angeles standards, where homes are selling like hot cakes.  351 homes sold over the past 3 months at an average of 99.63% of list price.  And there are presently only 108 available for purchase.

There is a home my buyers are look at for an investment. On the market 3 days and put on hold because the agent has been inundated with 25 offers, many of which are all cash.

So, if you are going to make an offer in a market like this, nothing less than full price is going to be considered.  And you may want to consider offering a little more to sweeten the pot.

Seems the LA real estate market just keeps getting hotter and hotter. I suspect there are still many buyers who are not really aware of how the market is shifting and what has to be done to be a successful buyer these days.

Prices generally are negotiable, just not always on the south side of the asking price.

I have heard that song a lot. The market is certainly changing and buyers need to be much less conservative with their offers.

Oh negotiation is alway part of the purchasing of a home.  However, now that the market has changed the negotiatios a more difficult for the buyers.

Jane--We are seeing this on many homes in our area too. Especially on bank-owned or very well priced properties. There are a few overpriced homes that do sit on the market--And those can be negotiated on but it is the exception not the rule. Buyers don't always believe me when I say to offer full price or better...but then they lose out on a multiple offer or two and wise up! Until there is more inventory on the market, the scales are tipped toward the sellers.
