South Pasadena CA Market Update -- Character Homes, Tree-Lined Streets and so much more

This market update for South Pasadena covers the single family segment of our real estate market for the month and year-to-date period ending August 31, 2012 and compares it to the same period for 2011.   Character homes on tree-lined streets seem to make people think of many small towns across our country.  It’s no wonder that you can often find filming for movies, television shows and commercials as well as print and online advertising around the city of South Pasadena.   The city often fills in as Anywhere USA.

But life in South Pasadena goes beyond the ordinary -- it’s a real and very vibrant community.  Many small businesses, dining options, great parks and recreation programs and well-regarded schools enhance that small town feeling yet South Pasadena offers easy access to many big city conveniences.   The South Pasadena Gold Line station at Mission and Meridan is also home to the weekly Farmers Market and offers a great alternative to the more typical transportation mode in Southern California -- mass transit - what a concept, right?


So you see South Pasadena combines two very important features --- a small town atmosphere but with the conveniences of a much larger city.     Inventory of homes available for sale are historically low so it is not uncommon for properties that have been properly prepared for sell to receive attention(read that as an offer or multiple offers fairly quickly).

  • Average sales price $845,444
  • Median sales price $852,000

  • Homes available range in price from $409,000 to $1,620,000
  • 20 single family homes are in escrow
  • Last list price for those in escrow range from $549,000 to $2,150,000


August 2011 Sales Recap

  • Seven properties sold ranging in closed price from $560,000 to $1,562,500
  • Average sales price $891,000
  • Median sales price $850,000


January through August 2012 Sales Recap

  • 74 properties sold ranging in closed price from $300,000 to $4,100,000
  • Average sales price $958,503
  • Median sales price $867,500


January through August 2011 Sales Recap

  • 83 properties sold ranging in closed price from $360,000 to $2,499,999
  • Average sales price $957,261
  • Median sales price $882,000

Hi Ron - the city of South Pasadena with its population of approximately 26,000 has so much to offer its residents.   While the city is known for its Craftsman and-- other character homes, I believe some of the city's best housing values are in the Altos de Monterey area.  Here you will find many large homes built in the late 1960s and 70s with master bedroom suites, walk-in closets, family rooms, great views -- features  that were not originally a part of most SoPas homes that were built in the early days of the 20th century.   It's nice to have options in the style of homes.

Kim -- South Pasadena is a city -- many older homes dating back to the early 20th Century -- not really a subdivision kind of place.  

Wayne -- you're right, South Pasadena is a very nice place to live and certainly above the median price for Los Angeles County.  The highly convenient location and community amenities make it quite desirable.   M
