“I have a dry rot problem, but it’s only cosmetic!”

 

I have heard of dry rot damage considered a “cosmetic problem” on several occasions. As a property owner, we sometimes have to trust that an expert may be better qualified to make that determination. An expert can have much more experience in seeing the extent and progression that dry rot can take over time.

Granted, some areas of dry rot can be less severe than others. The extent of the damage can only be evaluated until the damaged area is exposed. I recently was told that the trim board at an apartment community had minor, cosmetic dry rot damage. After pulling off the trim board, which was much worse than expected, the structural support beam also was damaged. The damage to the beam was bad enough that it warranted replacement; not a “cosmetic repair”.

But wait, Cosmo Model Man, now that it's exposed a little caulk to fill the gaps and duct tape to keep it dry, recover with the trim board and you're back in business.

Mike is right - there really is no such thing as dry rot.  Rot is always wet that might dry out, but it's the wet that causes the rotting.  Fungus amungus you know.

When you see something like your picture and you are a shopper and willing to spend tens of thousands of dollars, this is a deal killer. No fast talk or gibberish can make this go away. I have seen some significant dry rot damage Myrl, so I can imagine what you are talking about. I can almost smell it too!

The trouble that some people go through to hide this stuff is amazing.

Mike - This one was in the serious dry rot category. Once the damage gets into the structural lumber, it has to be corrected.

I have seen similar attempts to fix dry rot problems Jay; they don't seem to work as well as the inventor thought.  :)

I agree with the wet/dry rot description, I use the term dry rot because that seems to be the general excepted term in California.

We do our best to correct the problem quickly, so that property can be marketed without this cloud hanging over the home Richie. Agents find it a lot easier knowing that the problem has been fixed.

Tom:

Owners don't understand that dry rot and termites can do damage and you may not see it.  Those people need an expert to assess the damage.

Since it's "cosmetic" damage I wonder if it can be fixed with a little filler and BOTOX?!?  LOL  (doubt it, looks like major reconstructive surgery to me)

There is a reason why some people call this cosmetic because once you have opened one of these up you will come to realize that the damage doesn't stop at the surface most of the time what ever the trim baord is covering is also rotten.

You make some good points here William. Dry rot damage is often much larger than originally expected, a qualified contractor can best determine the extent of the repairs that need to be done.

Tom, I've seen this quite often in the Seattle area on decks, windows and doors. I think most of the damage couldn't been minimized or avoided with proper flashing. Others are just doomed from the start with bad designs.
