Stanislaus County Home Sales - September 2012 - MODESTO

 

 

The sales figures for Modesto California for September 2012 are in.  The totals below are for single family homes sold in Modesto.

 

 City of Modesto

 

Total Sales - 201   (245 sold in September 2011)

 

Bank owned Sales - 41  which was 20% of all sales.

 

Short Sales - 63 which was 31% of all sales Sep 2012 Low  2/1   812 Sq Ft   Major Fixer

 

Overall, distressed sales (Bank owned and short sales) made up 51% of all sales.

 

The lowest price home sold in Modesto duringSeptember 2012 was $28,500.   

 

The highest price home sold in Modesto during September 2012 was $550,000Sep 2012  High    5/3  3651 Sq Ft  Custom Home

 

The median home price in Modesto during September 2012 was $140,000

 

The average days on the market was 37.

 

As you can see the volume of home sales in Modesto in September 2012 was quite lower than last year.  Distressed sales are still the majority of sales and holding steady.  There were more short sales sold than bank owned homes sold  again this month.  This is a trend that I think will continue.  You can read more about this trend in my previous post "Stanislaus County Short Sales Numbers Set To Explode."

I absolutely love those arches welcoming people to the city. There are so few of them left and it seems you find them only in little towns. By the way, my sister's in-laws still live in Modesto where they raised their four kids. They love it there (what's not to love, with a lovely home and the golf course as their backyard)

Jim, I just ran my numbers for our market here. We are between 4% and 20% of total distressed sales. Do you feel that a number of the sales this past month is due to investors from the Silicon Valley?  I ran a check on a questionable agent from San Jose who had a listing in Gilroy and found that he had quite a few listings he double ended in your area assumably with investor clients from the Bay area.

We were previously over 70% in distressed sales so 50% is looking better.

Pacita - The Modesto Arch is be refurbished so I will have to get out and get a new picture of it in a few months.   I love the area too.

Anja - We are seeing more investors getting back into the market here.   Multiple offers are the norm now.   One of my recent listings had 16 offers within the first week of being on the market.
