Active Listing


It is a few days before Christmas and some Sellers have decided to keep their listing active through the Holidays.    The showings have dwindled, but there are buyers out looking for a home this time of year.


I have a family from out of State looking for a home, and with few listings to look at, only two out of five allowed a showing on Saturday.      Most of the comments were the same - “family in town for the Holidays, but please re-schedule after the Holiday”.      

 



In Denver, sellers can remove their listings for 31 days and it will show as a NEW LISTING when it is re listed.      All listing documentation needs to be completed again.  


My relocation family was hopeful to find a home, get it under contract and do the inspection while they were in Denver.   We have a few more days to get this goal completed.

This time of the year I always stress to my sellers that they CANNOT decline a showing.  Buyers looking right at the holidays are serious buyers.  I bet they'd love to be spending time with their families too, but they need to find a home.  If you decline it, they will not come back.

Joan- Great point, if sellers are keeping their home active during the holidays they need to be prepared for showings! If that isn't what they want I'd suggest they temporarily take it off the market. I hope your buyers are able to find the perfect new home while they're in town in Denver!

Sellers - If you decide to keep your listing ACTIVE through the Holidays - Make it available to show!  No better advice Joan!  I just asked a seller to wait until January to go live due to the fact they weren't willing to show their home during the holidays.

Joan  MAKE IT AVAILABLE TO SHOW!  I've got 3 showings today (Christmas Eve).  My buyers are coming back today with their checkbook...intending to buy (offer)...TODAY!  Lucky for one of the sellers and that they all were willing to let their home be shown during this time of celebration.  Here's hoping we can add to someone's celebration!

Joan: I try to encourage my sellers to never refuse a showing but it can be difficult with the holidays eminent.  Every lost opportunity is one less buyer who will see the home.

Joan, I realize a showing during the holidays may present a slight inconvenience for sellers ... BUT there home is for sale which means it needs to be made available for showings.  I wish you all the best in finding a home for your out of state buyers.

Joan, there definitely are buyers out looking at this time of the year...and they are serious!!  Sellers with a home that isn't very available while listed during the holidays are making a huge mistake.  I have out of town buyers in for the weekend only and when I need to work around a 24 hour showing notice...guess which house will probably not get shown!

Joan  Tell your prospects thinking about listing...My clients came back today to view a couple of more homes plus the one they were in love with.  As we were driving back to the office they asked if there was anything else they had not seen.  I mentioned one that was above the price they told me they were willing to pay.  I couldn't remember if it was vacant or not, so knocking on the door I saw someone getting up off the sofa.  I explained the rudeness of my not having an appointment but she invited us in anyway. 

Bottom line:  My clients love it and we are making an offer on Wednesday.

Lesson:  If it is not available it ain't gonna sell.

Taking a home off of the market can be a big mistake for sellers that are hoping for a relocation buyer.
