Sarasota FL Real Estate Market Report February 2013

In February 2013 there were 210 total single family homes listed for sale. 12 were bank owned, 6 short sale, and 192 regular resale.

Bank Owned Market Report - To search bank owned properties in Sarasota FL

12 new listings in February 2013, the average listing price was $276,383. Currently there are 85 pending with an average listing price of $132,369. The average days on market were 59. The number of units sold was 38; the average price sold $122,637 with the sold price to list price ratio 104%.

Compared to February 2012 the average sold price went down 6.68 % from $131,424 to $122,637 in 2013.

6 new listings in February 2013, the average listing price was $121,550. Currently there are 337 pending with an average listing price of $190,034. The average days on market were 117. The number of units sold was 40; the average price sold $234,002 with the sold price to list price ratio 100%.

Compared to February 2012 the average sold price went up 29.15 % from $181,177 to $234,002 in 2013. 

 

Regular Resale Market Report- To search homes for sale in Sarasota FL

192 new listings in February 2013, the average listing price was $941,061. Currently there are 347 pending with an average listing price of $419,157. The average days on market were 73. The number of units sold was 178; the average price sold $400,436 with the sold price to list price ratio 95%.

Compared to February 2012 the average sold price went up 7.74 % from $371,638 to $400,436 in 2013. 

 

Price depends on the location, size of land, amenities of community, pool & condition of the property (handyman, move in condition, kind of floor, updated kitchen/bathroom, air conditioner, type and age of roof, etc.)

Kwee, Good and short market report with the key data elements being present. I like the way you broke apart the distressed properties from non-distressed. I am still surprised at the number of short sales which are still active but hopefully that number will drop during 2013.

Kwee, interesting, how the market has shifted.  Less than 10% distressed properties.  The market has swirched gears.
