HEY I WANNA WRITE A CASH OFFER - QUESTION IS, WHO ARE THEY???

ARE YOU LICENSED???

I've learned to ask that question when I get a call from someone looking for "a lot of investment properties".

Don't know why they're calling me.  They want to know "what I have".

This just isn't a market for bottom fishing for portfolios of investment or distressed properties.  I think they're lost.

The conversation ends when I ask "Are you licensed?"

They're "finders".  I suppose if they luck onto an agent with a few distrssed properties, they'll get busy trolling for buyers.

HEY I WANNA WRITE A CASH OFFER - THAT'S RIGHT CASH OFFER

Early this morning I received a voice mail from a less then cordial guy.  He was loud, pushy and very abrupt. He didn't identify himself and it was clear he was calling from a 'phone bank' room. I could hear other callers in the background.  Phoenix has been experiencing a red hot real estate market for quite sometime.  There are certain types of folks writing up offers on every new listing that pops up and they're writing on all of them. Of course whether or not they can prove they have the funds to buy all of homes they're offering on is another issue. Some do. Most do not.

Investing in Phoenix properties

You'll have to use your imagination to conjure up the loud, rude low voice!!

HEY I AM LOOKING FOR SOMEBODY TO WRITE UP A CASH OFFER ON THE ***** STREET PROPERTY. DID YOU HERE  ME - CASH OFFER. I AM LOOKING FOR SOMEBODY TO WRITE UP A CASH OFFER - RIGHT NOW. I SAID CASH - ALL CASH OFFER.

Just the type of call I wanted to hear before my first cup of coffee on a Saturday morning - naught! Do you suppose we're thinking this is a red hot buyer? This property  already has several cash offer plus a few more other good offers and more offers coming in later today.  And also consider the fact that I have no intention of being a dual agent on the sale. None. If an investor is a serious buyer they will hire an agent to represent their best interests rather than contact every listing agent who's got new properties on the market.

This is such an old story you'd think they'd figure it out by now! My only guess is somebody, once again, is making money on a seminar teaching folks how to make offers through the listing agent.  And I'm thinking they'd get a little more bang for their buck if they'd include an 'etiquette' segment in the seminar!  You know that saying ' You get more bees with honey' - well it's true! This rude dude needs to find an agent that will represent his best interests - and it's not going to be me.

Brad.  The one who called me yesterday had no idea what she was talking about.

Likely a student of the latest 'flip houses with no money out of pocket' seminar.  Basically, the process is - find distressed assets - find an investor - flip the property - divvy up the profit.  If it were that simple everyone would be doing it.

Lenn - the calls are not as frequent as they used to be and I am also not getting as many letters in the mail asking if I want to sell my home to an interested buyer.  Your question is key to getting them off the phone quickly.

Bottom feeders is a good term!  And you cut them off at the knees with that question, and knowing that they are searching for "what you have," as you say.

Lenn, glad I don't have to deal with those calls, I would not have much patience with them.

Lenn

Great choice for a re-post.

Seems like we're running into investment buyers who want to flip the homes (contracts).

Good luck and success.

Lenn - I've seen ads offering jobs as "finders" but hadn't thought much about it. For some (silly) reason I thought it would be something a bit more honorable - like knowing what the buyer was actually looking for and going out to preview homes.

Dan.  Been around since I can remember.

Thomas.  I seem to be contacted about once a week.  They see me on the Internet and don't know the difference between a buyers broker and other agents.

Marnie.  HA!  That question seems to stop them cold.

Jay.  They are just following a script.

George.  I have no patience with them.

Lou.  These callers are not buyers, just finders.

Paul.  I told one last week that I only deal with licensed agents.  They were speechless, just the way I want them.

John.  Would you make more money??  Time diverted from viable buyers and sellers may be costly.

Marte.  For that, you need a license.
