I've learned to ask that question when I get a call from someone looking for "a lot of investment properties".
Don't know why they're calling me. They want to know "what I have".
This just isn't a market for bottom fishing for portfolios of investment or distressed properties. I think they're lost.
The conversation ends when I ask "Are you licensed?"
They're "finders". I suppose if they luck onto an agent with a few distrssed properties, they'll get busy trolling for buyers.

Early this morning I received a voice mail from a less then cordial guy. He was loud, pushy and very abrupt. He didn't identify himself and it was clear he was calling from a 'phone bank' room. I could hear other callers in the background. Phoenix has been experiencing a red hot real estate market for quite sometime. There are certain types of folks writing up offers on every new listing that pops up and they're writing on all of them. Of course whether or not they can prove they have the funds to buy all of homes they're offering on is another issue. Some do. Most do not.
You'll have to use your imagination to conjure up the loud, rude low voice!!
HEY I AM LOOKING FOR SOMEBODY TO WRITE UP A CASH OFFER ON THE ***** STREET PROPERTY. DID YOU HERE ME - CASH OFFER. I AM LOOKING FOR SOMEBODY TO WRITE UP A CASH OFFER - RIGHT NOW. I SAID CASH - ALL CASH OFFER.
Just the type of call I wanted to hear before my first cup of coffee on a Saturday morning - naught! Do you suppose we're thinking this is a red hot buyer? This property already has several cash offer plus a few more other good offers and more offers coming in later today. And also consider the fact that I have no intention of being a dual agent on the sale. None. If an investor is a serious buyer they will hire an agent to represent their best interests rather than contact every listing agent who's got new properties on the market.
This is such an old story you'd think they'd figure it out by now! My only guess is somebody, once again, is making money on a seminar teaching folks how to make offers through the listing agent. And I'm thinking they'd get a little more bang for their buck if they'd include an 'etiquette' segment in the seminar! You know that saying ' You get more bees with honey' - well it's true! This rude dude needs to find an agent that will represent his best interests - and it's not going to be me.
