Sometimes You Gotta Bite Your Tongue in This Business

 

Biting Your Tongue

 

 

 

The all-too-elusive new listing pops up on the hotsheet - it looks like it might be a good match for one of my buyers.  Yesterday, a phone call goes to voicemail - I hope it's the right person -- it's one of those generic messages.  Later, a text message is sent -- who knows if it is received or if it is even the right person.

 

This morning...Okay, let’s try a third time...miraculously...an answer....

 

I would like to show your new listing at 123 Any Street today, is that possible?   Please note:   there are no showing instructions listed in the multiple listing service(MLS).

 

Aaaaah, weeeeeelll......

 

We need to discuss showing instructions with the tenant, we just put it on the market yesterday.

 

 

To myself: You know it’s easier to sell a home, if it can be shown. If there are tenants in the home for sale, it’s probably best to let them know there will be people traipsing through the home....

 

I should be talkin’ to the tenants later today....

 

To myself:  no, you should have been talkin’ to the tenants before you put it into the MLS.

 

Send me an email and I’ll be lettin’ you know when you can shows it.   There’s been sooooo many phone calls....

 

To myself:  you know you can’t make this stuff up including the grammar.   

 

To myself again(I do this a lot):  how long will I be waiting for that email response?

Michael, prior to market downturn, these type of agents were all over the place, they stayed away when market slowed down, unfortunately, THEY're back again!!!! You would think she would have everything in order prior to entering the listing into MLS but..wait..that would be the common sense.

Geeze. Why did the sellers even list the property if it wasn't ready to show. It seems like it would be a deterrent listing a property and having it just sit on the market while the listing agent tries to pull his head out of his ...... What a pain. I don't envy you.

Belinda - in a normal market, this property could be and likely would be ignored but in our extreme sellers market -- anything that might work for a buyer needs to be considered - although this one is definitely likely to head to the "never mind" file.

Michael - I love your topics of discussion!  Been there, done that, and I find the whole process so frustrating.  Why put a listing into the MLS if you don't know how to show it?   Seriously, this is why the real estate exam needs to be more demanding, or they need to much higher entry level standards.  There needs to be a way to get rid of some of these agents!  It makes us all look bad!!!

Laura - thank you -- I want to make sure our clients(both buyers and sellers) understand why certain homes they may see or hear about are either difficult or impossible to see.   On the subject of our state licensing standards -- I guess I'll just hold my tongue.

Oy vey, indeed.  All of those conversations should have happened before the listing went live.  How dumb of that agent.  Now is the most critical time, and time is wasting away.

I wasn't sure whether to laugh or cry when I read this, but I have to admit to a little chuckle at the humor of it all.  In all seriousness though, that really does reflect badly on all agents when the public interacts with people like this, not to mention the frustration of dealing with it ourselves.  "I'll be lettin' you know when you can shows it", ha ha.

Debbie - indeed!   I've asked questions of some listing agents that should be obvious and they respond as if I had just asked the position on the theory of relativity --- there's some common sense kinds of things that need to be addressed upfront -- showing instructions, offer strategy....there is a reason why you wanted to sell, isn't there?  

Chris Ann - please don't insult cherries or sundaes for that matter...

Scott - they(whoever they is errrrr are)often say the line between laughter and tears is quite fine and I guess I'm in the camp if we couldn't laugh at the end of the day, we might need too much therapy.  It's unfortunate this situations exist but I guess it's reassuring to know that these stories are, for the most part, rare.
