The added value of a Realtor! $127,805.00 for these 3 sellers! - I have heard people over the years ask how much is a Realtor worth, well I have three clients that will attest to the added value that I helped them find in their homes. To the tune of $127,805. All three had asked for the opinions of other real estate agents and used online valuation tools and were told that their net would be somewhat less than what I shared with them:
First seller had townhome to sell and gave me a call to see if I thought she could net $XXX, she really did not think so and had the for rent sign ready to go. I did some research and told her not only could I get her $XXX, but I could probably get her an additional $10K, she was excited to hear this news and was a little unsure, but I assured her based on all the market research that I had done she could rest easy knowing it was in good hands and not only would she sell for this amount, but it would go very quickly as well.
We had a full price offer in the first half hour and my client agreed to move forward without even considering any others, it was a wonderful transaction with a great agent on the other side.
Seller number one netted and additional $8500 over her original number.
Seller number two was a client I had worked with over the years and helped him sell a few other properties in that time. We had put his home on the market in late 2009 when the market was at it worst and he never did get it to sell for what he needed. I called him in the spring of this year and asked him his plans for his house. He mentioned he would like to sell but was not sure of the market in Denver (he had moved out of state in 09) and he had a tenant that would like to buy the home for a price that was discussed three years previously. I mentioned that he could get at least $25K more than that and if he was not already involved in a binding contract to let me help him sell his home.
He agreed and he netted an additional $33,730.
Seller number three was also a past client that had heard I was on a sabbatical and did not know I was back in real estate full time. They had planned on selling their home and downsizing and had spoken with another agent that typically worked with buyers and was trying to get a foot hold in the neighborhood, they were told by this agent that they could expect to sell for $XXX. Mrs. Seller called me up and said, "John, I know you are know longer in real estate but you helped us buy this home several years ago and we would really value your opinion of price and what to do to get it ready for market, we were told we could only get $XXX and we are very disappointed in the figure after all the hard work we put into this place" I told them they have a prime location and they should get at least $75K more than they were told and with the market as hot as it is they might even get more. Needless to say they were thrilled to hear this news.
Seller number three moved today and netted and additional $85,575.00.
My advice is to always ask a Realtor for their professional opinion, then ask for numbers to support their opinion. There will always be the agents that tell you they can sell a home for more than they probably can, so make sure that they can back up their price with good solid comps, and if you have a unique home in a unique neighborhood, at least one fo the three agents you interview should be an expert in your neighborhood and one of the other agents should be an expert in your type of home.
