Sales for the first half of the 2013 in the single-family home market:

  • Total Solds = 851,  Of the 851 - REO sales (bank owned) = 175, Short Sales =150.

  • Sales ranged from a high of $985,000 (5.698 SF on the water) to $8,999. (624 SF)

  • Median Sold Price: $100,220 Median Square Footage 1,524.

  • Days to Contract = 86.Sold to List Price Ratio = 95%

 

Currently Pending Sales = 236; Active With Contingencies = 189.

Currently Active on the market = 405; REO = 43, Short Sales = 58.

 

Online Graphing

 The sales for the same time period in 2012 were 752. Ranging from $900,00 (5,759 sf) to $8,550 (672 sf). Days to Contract = 124. Median sold price = $89,900 Median SF = 2,526, Sold to list price ratio = 95%.

 

The Days To Contract has definitely decreased. And, despite the appearance of multiple increased sales, the number of solds is not that far ahead for 2013 - 99 more.
